Towns we list in Devon
Fitting across Devon means planning routes, access and lifting as well as the roof itself. Narrow lanes, shared driveways and town-centre parking restrictions all affect how a large unit is delivered and raised to roof level. We ask about these early so the quote reflects them. That approach is the same everywhere we work in England, from single domestic jobs to multi-unit commercial sites.

What's included
- Kerb inspected for rot, height, level and fall once the old unit is off
- Internal reveal made good where the old trim or plaster was damaged
- Building notice given to the council in England and Wales, with its fee on the quote
- Leaks that are not the rooflight — We look at the roof around the unit before blaming the rooflight.
- Energy rules for the new unit — We make sure the replacement meets the current energy limit, not just the old unit's performance.
Rules that apply in England
England's rules in short: permitted development usually covers a rooflight on a house roof provided it doesn't stick out more than 0.15 m or rise above the ridge, though a listed building always needs consent and some streets have Article 4 directions. Building regulations apply to new openings, and replacements go through building control; as we are not registered with a competent person scheme, we use a building notice and show the fee on the quote. The energy limit for rooflights in existing homes is 2.2 W/m²K, and the 2026 Approved Document L, in force from 24 March 2027, keeps that figure.
Common questions in Devon
Do you cover Devon?
Yes. Fitters travel to addresses in Devon and the surrounding districts, including EX, PL and TQ postcodes. We do not run an office there; the survey and the fitting happen at your property. A few island and remote postcodes are covered by arrangement; if yours is one, we confirm travel and dates before quoting.
Do you need scaffolding to fit a rooflight?
Not always. Single-storey roofs can often be reached safely with ladders, a tower or edge protection. Higher roofs, steep pitches and large units usually need scaffold or a mobile platform, and heavy glass may need a crane. We assess access from your photos or at the survey, and any scaffold or lifting cost is shown as its own line on the written quote.
What is included in the price?
The written quote lists it line by line. Typically that covers fitting labour, fixings, sealants, membrane or flashing materials, any upstand work, internal finishing if agreed, and taking away the waste. For supply and fit, the unit itself is included too. Scaffold, lifting gear and any third-party fees, where needed, are shown separately so you can see what each part of the job costs.
