Roof lantern installation in Old Trafford

Builders and extension firms in Old Trafford often want the rooflight stage of a project handled by a specialist fitting team. We step in once the roof deck or battens are ready, fit a roof lantern on your upstand or ours, detail it into the membrane or tiles, and leave the opening ready for the plasterer. Homeowners get exactly the same service directly. In each case the job is quoted in writing first, with any access or lifting needs spelt out. Jobs around M32 and the neighbouring districts are welcome.

Fitting across Old Trafford and nearby

Covering Old Trafford means covering the people who live and work there, not a single postcode. We take on domestic and commercial jobs in M32, M16 and M17, and are happy to quote further out in Stretford and Salford. If your address sits between towns, tell us and we will confirm whether it falls in our normal area or needs travel set out separately on the quote.

What we check on a supplied unit

There are two ways to do this. Supply and fit means we source a roof lantern that suits your roof and install it, so one company answers for both the product choice and the fitting. Fit-only means you buy the unit and we install it. With fit-only, the product warranty stays with the maker or seller, and our written guarantee covers the fitting work. Both routes get the same checks on the opening, the upstand and the maker's instructions before anything is fixed.

What the job includes

  • Caps, end closures and ridge trims fitted and sealed
  • Frame assembled on the kerb in the maker's set order
  • Glass lifted and laid into the frame by hand or with gear
  • Lanterns and planning — We check whether your lantern can go in without a planning application.
  • Heat and glare — We talk through the glass options before you order a large lantern.

What happens on the day

Where a job takes one to two days, the split is usually structural work first and finishing second. Early on, the fitters cut or prepare the opening, trim where needed and prepare the upstand or flashing. Then a roof lantern is lifted in, fixed and made weathertight so the roof is sound before anyone moves inside. Plasterboard, trim and filler for the reveal come after. Each evening the work area is swept, and at the end the glass is cleaned and the team talks you through what was done.

Do you need permission in Old Trafford?

England's rules in short: permitted development usually covers a rooflight on a house roof provided it doesn't stick out more than 0.15 m or rise above the ridge, though a listed building always needs consent and some streets have Article 4 directions. Building regulations apply to new openings, and replacements go through building control; as we are not registered with a competent person scheme, we use a building notice and show the fee on the quote. The energy limit for rooflights in existing homes is 2.2 W/m²K, and the 2026 Approved Document L, in force from 24 March 2027, keeps that figure.

Getting a price from photos

What we cannot see, we have to guess, and guesses make quotes wider. So the more you send, the tighter the price. Useful: shots from the roof or garden, shots from the room underneath, a rough width and length, the roof finish, any access problems, and the product page if you have already ordered. Add the property postcode around M32 and we will come back with a quote or a survey date.

Common questions in Old Trafford

Will my new roof lantern leak?

A correctly fitted unit should not. Leaks usually trace back to the detail around the frame: an upstand that is too low, a membrane or flashing that is not dressed properly, sealant applied to a damp surface, or water ponding against the kerb. We fit to the maker's instructions and check each of those points. The fitting carries a written workmanship guarantee, with its terms set out on your quote.

Do you make good inside after fitting?

Yes, where the quote includes it. Internal finishing usually means lining the reveal with plasterboard, taping or skimming, and fitting trim where it meets the ceiling. Some people prefer their own plasterer or decorator to finish off, which is fine. The written quote spells out exactly where our work stops, so nobody is left guessing about who does what once the unit is in.

What is included in the price?

The written quote lists it line by line. Typically that covers fitting labour, fixings, sealants, membrane or flashing materials, any upstand work, internal finishing if agreed, and taking away the waste. For supply and fit, the unit itself is included too. Scaffold, lifting gear and any third-party fees, where needed, are shown separately so you can see what each part of the job costs.
