Dome rooflight replacement in Birmingham

Dome rooflight replacement in Birmingham comes down to what happens around the glass. A good unit sat on a poor upstand, or with the membrane or flashing cut short at the corners, will still let water in. We fit each dome rooflight to the maker's instructions for fixings, packers and sealant, for homes and businesses across Birmingham and the rest of West Midlands. That covers supply and fit, fit-only for a unit you already own, and swapping out a tired one. Every job starts with a written quote, so the price and scope are clear before anyone climbs a ladder.

Guide ranges for supply & fit, per dome; building control notice fee extra on homes in England and Wales. Your price is fixed in a written quote after we have seen photos or surveyed. Scaffold, access towers or a crane are priced separately if the job needs them, and building control fees, where a job needs them, are shown as their own line.

Where our fitters travel

Birmingham and the districts around it, B3, B2 and B4, all sit inside our working area. So does the ground between Birmingham and Aston (1 mile), and on towards Smethwick (3 miles). When a fitting team is booked, their travel is already in the quoted price, so it does not turn up as a surprise line on the final bill.

Already bought your unit?

If you have bought a dome rooflight yourself, we check four things before fitting. First, the delivery: open it, look for chips, cracks and bent frames, and report any damage to the seller straight away. Second, the size, measured against the builder's opening rather than the external frame. Third, the upstand height above the finished roof. Fourth, the maker's instructions, which set the fixings and sealing. Product warranty claims go to the seller and maker; our guarantee is for how it was fitted.

On the day, we cover

  • Inside checked for drips and the trim refitted
  • New multi-skin dome or glass unit fixed and sealed
  • Adaptor or packing fitted where the old kerb needs it
  • Kerb size and adaptors — We measure every kerb against the new dome's sizes.
  • Multi-skin domes and energy — We fit multi-skin domes rather than single-skin ones as replacements.

What happens on the day

On the day, you need to be in at the start and at the end. In between, the fitters get on with it. They will want the room below cleared where possible, a parking spot if you have one, and somewhere to set the unit down safely. After checking the opening and the upstand or flashing, they fix a dome rooflight, seal it and finish the inside. Packaging and any old unit leave with them unless the quote says otherwise.

Regulations for Birmingham properties

Replacing a rooflight in an English home is a controlled fitting: it has to be self-certified by a scheme-registered installer or notified to building control. We are not registered with a competent person scheme, so replacements we fit are notified with a building notice, and the new unit has to meet current energy limits. Adding a new one usually means a building regulations application, because joists or rafters are trimmed. On the planning side, most house rooflights are permitted development if they project 0.15 m or less; on a side slope the glass must be obscured and fixed unless the opening part is over 1.7 m above the floor.

Details that speed up your quote

Each detail you send takes a question off our list. Photos inside and out show the opening and the ceiling. Rough measurements tell us the unit size. The roof covering tells us how it will be sealed in. Access notes tell us whether a tower or scaffold is needed. A product link, if you have one, lets us check it against the opening. Your postcode, B3 or nearby, confirms travel.

Common questions in Birmingham

What is included in the price?

The written quote lists it line by line. Typically that covers fitting labour, fixings, sealants, membrane or flashing materials, any upstand work, internal finishing if agreed, and taking away the waste. For supply and fit, the unit itself is included too. Scaffold, lifting gear and any third-party fees, where needed, are shown separately so you can see what each part of the job costs.

Can you replace an old dome without redoing the whole roof?

Usually, yes. If the existing kerb is sound, level and tall enough, a new unit can often sit on it with a fresh seal to the roof covering. If the kerb is rotten or too low, we rebuild it and patch the covering around it rather than stripping the whole roof. This is checked at the survey and included in the written quote, so you know the full scope first.

How does payment work?

Payment terms are set out on your written quote before you accept it. Depending on the job, that may mean a deposit, stage payments for larger work, or payment on completion. The contract is with S&K Property Investments and Improvement Ltd, part of the S&K Group. Nothing is added without your agreement: if something unexpected comes up, we discuss it and agree any change before carrying on.
