Roof access hatch installation in Aberdare

Rooflight work is weather work. Membranes, primers and sealants all want a dry surface, so a fitting day in Aberdare is planned around the forecast rather than pinned to a date regardless of rain. The opening is kept covered whenever it is exposed, and a roof is not left open overnight without a proper temporary seal. That approach applies to every roof access hatch we install, from a new opening to a straight swap or a fit-only job. We cover Aberdare, the CF44 district and the rest of Mid Glamorgan.

Where our fitters travel

Fitters travel to the job, so the address is what counts. In Aberdare that means postcode districts CF44, CF48 and CF43, and the same teams can just as easily take on work in Rhondda, about 4 miles away, or Merthyr Tydfil at roughly 4 miles. Survey and fitting dates are offered according to fitter availability, and travel is built into the quote rather than added later.

What we check on a supplied unit

If you have bought a roof access hatch yourself, we check four things before fitting. First, the delivery: open it, look for chips, cracks and bent frames, and report any damage to the seller straight away. Second, the size, measured against the builder's opening rather than the external frame. Third, the upstand height above the finished roof. Fourth, the maker's instructions, which set the fixings and sealing. Product warranty claims go to the seller and maker; our guarantee is for how it was fitted.

Included in the work

  • Locks, catches or handles checked from inside and out
  • Kerb checked or built square, level and to the maker's height
  • Electric hatches wired ready for the electrician's final connection, quoted separately
  • Energy performance of hatches — We check the hatch's published U-value against the limit that applies.
  • Safety at the roof edge — We ask how often people will use the roof and for what.

A typical installation day

Where a job takes one day, the split is usually structural work first and finishing second. Early on, the fitters cut or prepare the opening, trim where needed and prepare the upstand or flashing. Then a roof access hatch is lifted in, fixed and made weathertight so the roof is sound before anyone moves inside. Plasterboard, trim and filler for the reveal come after. Each evening the work area is swept, and at the end the glass is cleaned and the team talks you through what was done.

Do you need permission in Aberdare?

For a Welsh home, start with where the house is. In a conservation area, National Park, AONB or World Heritage Site, a rooflight needs planning permission; outside those, permitted development usually covers one that projects 150 mm or less. Side-facing roof windows within 10.5 m of a boundary must be obscure-glazed and fixed. New openings need building regulations approval, and replacements we fit are notified with a building notice, as we are not registered with a competent person scheme. We confirm all of this for your address.

Help us quote accurately

Keep it simple. Two or three photos, outside and inside. Approximate sizes. What the roof is made of. Anything awkward about getting up there, such as a conservatory below, a narrow side path or no parking. If you bought the rooflight online, the link or model name. Then your postcode in or around CF44. That is enough for a first price.

Common questions in Aberdare

What is included in the price?

The written quote lists it line by line. Typically that covers fitting labour, fixings, sealants, membrane or flashing materials, any upstand work, internal finishing if agreed, and taking away the waste. For supply and fit, the unit itself is included too. Scaffold, lifting gear and any third-party fees, where needed, are shown separately so you can see what each part of the job costs.

Do you make good inside after fitting?

Yes, where the quote includes it. Internal finishing usually means lining the reveal with plasterboard, taping or skimming, and fitting trim where it meets the ceiling. Some people prefer their own plasterer or decorator to finish off, which is fine. The written quote spells out exactly where our work stops, so nobody is left guessing about who does what once the unit is in.

Do I need planning permission for a rooflight in Aberdare?

Often not. Many rooflights fall under permitted development, provided they do not project beyond the national limit and meet the other conditions that apply in Wales. Conservation areas, listed buildings and some flats are different and may need consent. Because the rules depend on the property, we confirm what is likely to apply at your address and point you to the planning authority where an application is needed.

Tell us your postcode, CF44 or close by, and what you want fitted. We will reply with the next steps and a quote.
