Guide ranges for supply & fit. Your price is fixed in a written quote after we have seen photos or surveyed. Scaffold, access towers or a crane are priced separately if the job needs them, and building control fees, where a job needs them, are shown as their own line.
Where our fitters travel
Distance is rarely the deciding factor. A roof in Blackwood, 2 miles from Gelligaer, gets the same survey, the same written quote and the same fitting process as one in CF82, CF81 and NP12. What changes the price is the job itself: size of unit, roof type, access and lifting. Pontypridd, around 6 miles out, is treated the same way.
Already bought your unit?
If you have bought a roof access hatch yourself, we check four things before fitting. First, the delivery: open it, look for chips, cracks and bent frames, and report any damage to the seller straight away. Second, the size, measured against the builder's opening rather than the external frame. Third, the upstand height above the finished roof. Fourth, the maker's instructions, which set the fixings and sealing. Product warranty claims go to the seller and maker; our guarantee is for how it was fitted.
Included in the work
- Opening and upstand sized for a clear climb-through, not just daylight
- Electric hatches wired ready for the electrician's final connection, quoted separately
- Kerb checked or built square, level and to the maker's height
- Clear opening size — We check the hatch's clear opening rather than its outer size.
- Safety at the roof edge — We ask how often people will use the roof and for what.
Fitting your roof access hatch, step by step
Protection comes before tools. Floors, furniture and stairs get covered, and the ceiling below the opening is sheeted to catch dust. Up top, the fitters confirm the opening is square and the upstand or flashing suits what the maker specifies. Fixing follows, then weather-sealing into the membrane, felt or tiles. Only once the roof is tight do they turn to the internal reveal. Time on site for a roof access hatch: one day, weather permitting.
Planning, building control and Gelligaer
Wales sets energy limits of 2.2 W/m²K for rooflights and 1.4 W/m²K for roof windows, and new rooflight openings generally need building regulations approval. Replacement units are controlled fittings; we are not registered with a competent person scheme, so ours are covered by a building notice to the council. Planning permission is needed for rooflights in conservation areas, National Parks, AONBs and World Heritage Sites. We check which applies and include the fee in your quote.
What to send for a quick quote
A fast quote needs five things: a photo of the roof from outside, one from the room below, rough sizes of the opening or the space, the roof covering (felt, single-ply, fibreglass, tiles, slate or metal), and a note on access. If you have already bought the unit, add the product link or spec sheet. And give us the postcode, CF82 or a neighbouring district.
Common questions in Gelligaer
Do you make good inside after fitting?
Yes, where the quote includes it. Internal finishing usually means lining the reveal with plasterboard, taping or skimming, and fitting trim where it meets the ceiling. Some people prefer their own plasterer or decorator to finish off, which is fine. The written quote spells out exactly where our work stops, so nobody is left guessing about who does what once the unit is in.
Will my new roof access hatch leak?
A correctly fitted unit should not. Leaks usually trace back to the detail around the frame: an upstand that is too low, a membrane or flashing that is not dressed properly, sealant applied to a damp surface, or water ponding against the kerb. We fit to the maker's instructions and check each of those points. The fitting carries a written workmanship guarantee, with its terms set out on your quote.
Do you need scaffolding to fit a rooflight?
Not always. Single-storey roofs can often be reached safely with ladders, a tower or edge protection. Higher roofs, steep pitches and large units usually need scaffold or a mobile platform, and heavy glass may need a crane. We assess access from your photos or at the survey, and any scaffold or lifting cost is shown as its own line on the written quote.
Got a unit waiting to go in, or need one sourced? Either way, start with your Gelligaer address and a couple of photos.
