Roof access hatch installation in Winchester

Rooflight work is weather work. Membranes, primers and sealants all want a dry surface, so a fitting day in Winchester is planned around the forecast rather than pinned to a date regardless of rain. The opening is kept covered whenever it is exposed, and a roof is not left open overnight without a proper temporary seal. That approach applies to every roof access hatch we install, from a new opening to a straight swap or a fit-only job. We cover Winchester, the SO23 district and the rest of Hampshire.

Covering SO23 and neighbouring districts

Looking at a property near Winchester but not quite in it? We work across SO23, SO22 and SO21 and outwards to Bishopstoke, Eastleigh and Romsey. Give us the full postcode when you get in touch, because access, parking and the route for a large unit all depend on the exact street. Those details shape the quote for any job around Winchester.

Already bought your unit?

A damaged delivery is a frequent snag on fit-only work. Before the day, unpack a roof access hatch, photograph it, and tell the seller about any cracks or scuffs, because claims are much easier made early. We will also ask for the model or a link, so we can read the maker's instructions and check the builder's opening size and the upstand height it expects. If everything lines up, we fit it. If not, we explain what needs changing first.

What we do on the day

  • Locks, catches or handles checked from inside and out
  • Opening and upstand sized for a clear climb-through, not just daylight
  • Kerb checked or built square, level and to the maker's height
  • How far the lid opens — We check how far the lid swings open and what it swings over.
  • Energy performance of hatches — We check the hatch's published U-value against the limit that applies.

How a fitting day runs

Morning first: the team arrives, introduces itself and walks through the job with you. Dust sheets go down in the room below and along the route in. Then the opening and upstand, or the flashing on a pitched roof, are checked against the unit's measurements. A roof access hatch goes in, is fixed to the maker's pattern and sealed into the roof covering. Inside, the reveal is finished as quoted. Before leaving, the team clears debris and talks you through what was done. Most jobs of this type take one day.

Planning and building rules in England

England's rules in short: permitted development usually covers a rooflight on a house roof provided it doesn't stick out more than 0.15 m or rise above the ridge, though a listed building always needs consent and some streets have Article 4 directions. Building regulations apply to new openings, and replacements go through building control; as we are not registered with a competent person scheme, we use a building notice and show the fee on the quote. The energy limit for rooflights in existing homes is 2.2 W/m²K, and the 2026 Approved Document L, in force from 24 March 2027, keeps that figure.

Help us quote accurately

Each detail you send takes a question off our list. Photos inside and out show the opening and the ceiling. Rough measurements tell us the unit size. The roof covering tells us how it will be sealed in. Access notes tell us whether a tower or scaffold is needed. A product link, if you have one, lets us check it against the opening. Your postcode, SO23 or nearby, confirms travel.

Common questions in Winchester

Does a rooflight need building regulations approval?

A new opening usually needs building regulations approval. A replacement is a controlled fitting: it must be self-certified by an installer registered with a competent person scheme or notified to building control. We are not registered with a scheme, so replacements we fit are notified to building control with a building notice, and the council's fee is shown on your quote.

What if my roof opening is the wrong size for the roof access hatch?

We find out before the fitting day, not on it. If the opening is slightly out, it can usually be adjusted by trimming or by packing out the upstand. If it is a long way off, the choice is between altering the opening and changing the unit. Bear in mind that rooflights are often sold by builder's opening size rather than external size, so check which one your measurement refers to.

Can you replace an old dome without redoing the whole roof?

Usually, yes. If the existing kerb is sound, level and tall enough, a new unit can often sit on it with a fresh seal to the roof covering. If the kerb is rotten or too low, we rebuild it and patch the covering around it rather than stripping the whole roof. This is checked at the survey and included in the written quote, so you know the full scope first.

Send a few photos and your SO23 postcode, and we will put together a written quote for the job.
