Roof access hatch installation in Sale

A rooflight is not finished when the roof is watertight. The inside matters too: the reveal or lining around the opening, the plaster, the trim where it meets the ceiling. Some installers leave that for somebody else. When we quote for roof access hatch installation in Sale, internal finishing is listed so you can see whether it is included or left for your decorator. That way a roof access hatch looks right from the room below as well as from outside. We cover Sale and properties throughout Greater Manchester.

Areas around Sale we cover

Jobs across M33, M32 and M21 are part of our normal cover for Sale. We are not an office on the high street. Our fitting teams come out to the property from wherever they are working that week. Neighbouring places such as Stretford and Urmston are covered on the same terms, so a house on the edge of town is no harder to book than one in the centre.

What we check on a supplied unit

Supply and fit tends to suit people who would rather not pick a unit from a catalogue. We look at the roof, the opening and how you use the room, then put a roof access hatch on the quote that fits all three. Fit-only suits people who already know what they want, or have one on site. We are happy with either. The difference is who stands behind what: on fit-only, the maker or retailer covers the product, and our workmanship guarantee covers the installation.

On the day, we cover

  • Locks, catches or handles checked from inside and out
  • Hatch fixed and weathered, with the membrane dressed up the upstand
  • Opening and upstand sized for a clear climb-through, not just daylight
  • Safety at the roof edge — We ask how often people will use the roof and for what.
  • Energy performance of hatches — We check the hatch's published U-value against the limit that applies.

A typical installation day

On the day, you need to be in at the start and at the end. In between, the fitters get on with it. They will want the room below cleared where possible, a parking spot if you have one, and somewhere to set the unit down safely. After checking the opening and the upstand or flashing, they fix a roof access hatch, seal it and finish the inside. Packaging and any old unit leave with them unless the quote says otherwise.

Do you need permission in Sale?

Two sets of rules matter in England. Planning: a rooflight on a house is normally permitted development if it projects no more than 0.15 m and stays below the highest part of the roof, but flats, listed buildings and Article 4 areas need checking. Building regulations: new openings need approval for the structure and energy performance, and a replacement is a controlled fitting. We are not registered with a competent person scheme, so we notify replacements to building control with a building notice and put the council's fee on the quote.

Help us quote accurately

Keep it simple. Two or three photos, outside and inside. Approximate sizes. What the roof is made of. Anything awkward about getting up there, such as a conservatory below, a narrow side path or no parking. If you bought the rooflight online, the link or model name. Then your postcode in or around M33. That is enough for a first price.

Common questions in Sale

Do you offer trade rates for builders and roofers?

We carry out subcontract fitting for builders, roofers, extension companies and commercial contractors. Pricing is per job or per schedule of units, agreed in writing before we start. We can work to your programme, fit on your upstand or build our own, and leave the opening ready for the next trade. Send drawings or a unit schedule and we will come back with a trade quote.

Can you remove and dispose of the old rooflight?

Yes. Taking out the old unit is part of any replacement job, and it leaves with the rest of the waste unless you ask to keep it. Old domes, glass and frames go through proper waste routes. If removal turns up a rotten kerb or damaged decking, we show you what we have found and agree the repair with you before going any further.

Will my new roof access hatch leak?

A correctly fitted unit should not. Leaks usually trace back to the detail around the frame: an upstand that is too low, a membrane or flashing that is not dressed properly, sealant applied to a damp surface, or water ponding against the kerb. We fit to the maker's instructions and check each of those points. The fitting carries a written workmanship guarantee, with its terms set out on your quote.

Send a few photos and your M33 postcode, and we will put together a written quote for the job.
