Fit-only rooflight installation in Sale

Fit-only rooflight installation in Sale comes down to what happens around the glass. A good unit sat on a poor upstand, or with the membrane or flashing cut short at the corners, will still let water in. We fit each rooflight to the maker's instructions for fixings, packers and sealant, for homes and businesses across Sale and the rest of Greater Manchester. That covers supply and fit, fit-only for a unit you already own, and swapping out a tired one. Every job starts with a written quote, so the price and scope are clear before anyone climbs a ladder.

Where our fitters travel

Jobs across M33, M32 and M21 are part of our normal cover for Sale. We are not an office on the high street. Our fitting teams come out to the property from wherever they are working that week. Neighbouring places such as Stretford and Urmston are covered on the same terms, so a house on the edge of town is no harder to book than one in the centre.

Your rooflights or ours

If you have bought a rooflight yourself, we check four things before fitting. First, the delivery: open it, look for chips, cracks and bent frames, and report any damage to the seller straight away. Second, the size, measured against the builder's opening rather than the external frame. Third, the upstand height above the finished roof. Fourth, the maker's instructions, which set the fixings and sealing. Product warranty claims go to the seller and maker; our guarantee is for how it was fitted.

What the job includes

  • Roof membrane dressed up the kerb and finished under the drip edge
  • Opening and upstand measured against the maker's drawing, timber to timber
  • Opening tested where relevant, packaging taken away and paperwork handed back
  • Warranty conditions on your unit — We read the warranty terms that came with your rooflight before we fit it.
  • Access and lifting — We check how the unit gets from your drive to the roof.

How a fitting day runs

Fitting days start with a look at the sky. If rain is due, the order of work changes so the roof is never left open to it. A typical day for a rooflight runs like this: set up access, protect the room, open up the roof or prepare the existing kerb or frame, check sizes, fix, seal, then finish inside. On jobs that take more than a day, the opening is weather-sealed overnight. The last hour goes on tidying, waste removal and a walk-round with you.

Regulations for Sale properties

In England, a new rooflight opening generally needs building regulations approval because the roof structure is altered and the glazing must meet energy rules: 2.2 W/m²K for a rooflight in an existing home, or 1.4 W/m²K (or WER Band B) for a roof window. Planning is often not needed on a house: permitted development covers rooflights that stand no more than 0.15 m proud of the roof slope and sit below the highest part of the roof. Flats, listed buildings and areas with an Article 4 direction are different, so we check your address first.

Getting a price from photos

Start with your phone. Take a picture of the roof where the unit goes or already sits, then one from inside looking up. Measure what you can, even roughly. Tell us what the roof is covered with and how a fitter would reach it: ladder, garden access or scaffold. Bought it already? Send the link or spec. Add your full postcode, for example in M33, and we can price it.

Common questions in Sale

Do you offer trade rates for builders and roofers?

We carry out subcontract fitting for builders, roofers, extension companies and commercial contractors. Pricing is per job or per schedule of units, agreed in writing before we start. We can work to your programme, fit on your upstand or build our own, and leave the opening ready for the next trade. Send drawings or a unit schedule and we will come back with a trade quote.

Do I need planning permission for a rooflight in Sale?

Often not. Many rooflights fall under permitted development, provided they do not project beyond the national limit and meet the other conditions that apply in England. Conservation areas, listed buildings and some flats are different and may need consent. Because the rules depend on the property, we confirm what is likely to apply at your address and point you to the planning authority where an application is needed.

How does payment work?

Payment terms are set out on your written quote before you accept it. Depending on the job, that may mean a deposit, stage payments for larger work, or payment on completion. The contract is with S&K Property Investments and Improvement Ltd, part of the S&K Group. Nothing is added without your agreement: if something unexpected comes up, we discuss it and agree any change before carrying on.
