Roof access hatch installation in Glasgow

Builders and extension firms in Glasgow often want the rooflight stage of a project handled by a specialist fitting team. We step in once the roof deck or battens are ready, fit a roof access hatch on your upstand or ours, detail it into the membrane or tiles, and leave the opening ready for the plasterer. Homeowners get exactly the same service directly. In each case the job is quoted in writing first, with any access or lifting needs spelt out. Jobs around G2 and the neighbouring districts are welcome.

Where our fitters travel

Jobs across G2, G4 and G1 are part of our normal cover for Glasgow. We are not an office on the high street. Our fitting teams come out to the property from wherever they are working that week. Neighbouring places such as Rutherglen and Bishopbriggs are covered on the same terms, so a house on the edge of town is no harder to book than one in the centre.

What we check on a supplied unit

If you have bought a roof access hatch yourself, we check four things before fitting. First, the delivery: open it, look for chips, cracks and bent frames, and report any damage to the seller straight away. Second, the size, measured against the builder's opening rather than the external frame. Third, the upstand height above the finished roof. Fourth, the maker's instructions, which set the fixings and sealing. Product warranty claims go to the seller and maker; our guarantee is for how it was fitted.

On the day, we cover

  • Kerb checked or built square, level and to the maker's height
  • Hatch fixed and weathered, with the membrane dressed up the upstand
  • Electric hatches wired ready for the electrician's final connection, quoted separately
  • Safety at the roof edge — We ask how often people will use the roof and for what.
  • Clear opening size — We check the hatch's clear opening rather than its outer size.

Fitting your roof access hatch, step by step

Arrive and agree the plan. Sheet the floor and furniture. Set up the ladder, tower or scaffold. Check the opening, the upstand or flashing, and the unit against the paperwork. Fix and pack a roof access hatch level. Seal it into the roof. Line the reveal or fit the ceiling trim. Clean the glass, clear the waste, and talk you through it. That is the shape of most fitting days, and for this type of job it usually takes one day.

Planning and building rules in Scotland

In Scotland a new rooflight needs a building warrant before work starts. A like-for-like replacement including the frame is exempt from a warrant but must meet current standards, so the glazing has to reach 1.6 W/m²K or better. For planning, rooflights on houses outside conservation areas can often go ahead under permitted development, but it is worth confirming with the planning authority.

What to send for a quick quote

Keep it simple. Two or three photos, outside and inside. Approximate sizes. What the roof is made of. Anything awkward about getting up there, such as a conservatory below, a narrow side path or no parking. If you bought the rooflight online, the link or model name. Then your postcode in or around G2. That is enough for a first price.

Common questions in Glasgow

Can you fit a rooflight in winter or when it is raining?

Yes, within limits. Cold is less of a problem than wet, because membranes, primers and sealants need a dry surface to bond. We plan fitting days around the forecast and may move a date if heavy rain is due. If the roof has to be opened up, it is not left overnight without a temporary weather seal, so the room below stays dry while the work is finished.

Do you cover Glasgow?

Yes. Fitters travel to addresses in Glasgow and the surrounding districts, including G2. We do not run an office there; the survey and the fitting happen at your property. A few island and remote postcodes are covered by arrangement; if yours is one, we confirm travel and dates before quoting.

Do you offer trade rates for builders and roofers?

We carry out subcontract fitting for builders, roofers, extension companies and commercial contractors. Pricing is per job or per schedule of units, agreed in writing before we start. We can work to your programme, fit on your upstand or build our own, and leave the opening ready for the next trade. Send drawings or a unit schedule and we will come back with a trade quote.

Got a unit waiting to go in, or need one sourced? Either way, start with your Glasgow address and a couple of photos.
