Roof access hatch installation in Edinburgh

Our guide price for roof access hatch installation starts from £1,795, and the real figure for your roof in Edinburgh depends on a handful of things: the size and type of roof access hatch, whether the opening exists already, the roof covering, and how easy access is. We fix the price in a written quote before work begins. Nothing gets added on the day without your say-so. For a rough idea first, photos and a couple of measurements are enough to go on, and we cover all of Edinburgh & the Lothians.

Covering EH2 and neighbouring districts

Distance is rarely the deciding factor. A roof in Musselburgh, 6 miles from Edinburgh, gets the same survey, the same written quote and the same fitting process as one in EH2, EH3 and EH1. What changes the price is the job itself: size of unit, roof type, access and lifting. Bonnyrigg, around 6 miles out, is treated the same way.

Your roof access hatches or ours

A damaged delivery is a frequent snag on fit-only work. Before the day, unpack a roof access hatch, photograph it, and tell the seller about any cracks or scuffs, because claims are much easier made early. We will also ask for the model or a link, so we can read the maker's instructions and check the builder's opening size and the upstand height it expects. If everything lines up, we fit it. If not, we explain what needs changing first.

What we do on the day

  • Gas struts or actuator fitted and adjusted for full opening
  • Hatch fixed and weathered, with the membrane dressed up the upstand
  • Electric hatches wired ready for the electrician's final connection, quoted separately
  • How far the lid opens — We check how far the lid swings open and what it swings over.
  • Energy performance of hatches — We check the hatch's published U-value against the limit that applies.

How a fitting day runs

Where a job takes one day, the split is usually structural work first and finishing second. Early on, the fitters cut or prepare the opening, trim where needed and prepare the upstand or flashing. Then a roof access hatch is lifted in, fixed and made weathertight so the roof is sound before anyone moves inside. Plasterboard, trim and filler for the reveal come after. Each evening the work area is swept, and at the end the glass is cleaned and the team talks you through what was done.

Do you need permission in Edinburgh?

In Scotland a new rooflight needs a building warrant before work starts. A like-for-like replacement including the frame is exempt from a warrant but must meet current standards, so the glazing has to reach 1.6 W/m²K or better. For planning, rooflights on houses outside conservation areas can often go ahead under permitted development, but it is worth confirming with the planning authority.

Before you get in touch

A fast quote needs five things: a photo of the roof from outside, one from the room below, rough sizes of the opening or the space, the roof covering (felt, single-ply, fibreglass, tiles, slate or metal), and a note on access. If you have already bought the unit, add the product link or spec sheet. And give us the postcode, EH2 or a neighbouring district.

Common questions in Edinburgh

Can you fit a rooflight in winter or when it is raining?

Yes, within limits. Cold is less of a problem than wet, because membranes, primers and sealants need a dry surface to bond. We plan fitting days around the forecast and may move a date if heavy rain is due. If the roof has to be opened up, it is not left overnight without a temporary weather seal, so the room below stays dry while the work is finished.

How long does fitting take?

Fitting a roof access hatch into an existing, correctly sized opening is often a day's work. New openings take longer, because joists or rafters need trimming, an upstand or flashing has to be built or fitted, and the inside needs finishing. Large units that need lifting gear, and days lost to rain, can stretch things further. Your written quote gives a realistic estimate for your roof.

How does payment work?

Payment terms are set out on your written quote before you accept it. Depending on the job, that may mean a deposit, stage payments for larger work, or payment on completion. The contract is with S&K Property Investments and Improvement Ltd, part of the S&K Group. Nothing is added without your agreement: if something unexpected comes up, we discuss it and agree any change before carrying on.

Send a few photos and your EH2 postcode, and we will put together a written quote for the job.
