Guide ranges for labour only, ex VAT for trade accounts. Your price is fixed in a written quote after we have seen photos or surveyed. Scaffold, access towers or a crane are priced separately if the job needs them, and building warrant fees, where a job needs them, are shown as their own line.
Covering EH2 and neighbouring districts
Distance is rarely the deciding factor. A roof in Musselburgh, 6 miles from Edinburgh, gets the same survey, the same written quote and the same fitting process as one in EH2, EH3 and EH1. What changes the price is the job itself: size of unit, roof type, access and lifting. Bonnyrigg, around 6 miles out, is treated the same way.
Included in the work
- Flat rooflights fitted, sealed and trimmed on your kerbs
- Upstands built by us where you would rather not
- Roof lanterns assembled and glazed on your upstand
- Deliveries and damage — We check delivered units against the schedule before fitting.
- Programme and access — We confirm site access, lifting arrangements and working hours before the visit.
What happens on the day
On the day, you need to be in at the start and at the end. In between, the fitters get on with it. They will want the room below cleared where possible, a parking spot if you have one, and somewhere to set the unit down safely. After checking the opening and the upstand or flashing, they fix a rooflight, seal it and finish the inside. Packaging and any old unit leave with them unless the quote says otherwise.
Planning, building warrants and Edinburgh
In Scotland a new rooflight needs a building warrant before work starts. A like-for-like replacement including the frame is exempt from a warrant but must meet current standards, so the glazing has to reach 1.6 W/m²K or better. For planning, rooflights on houses outside conservation areas can often go ahead under permitted development, but it is worth confirming with the planning authority.
What to send for a quick quote
Each detail you send takes a question off our list. Photos inside and out show the opening and the ceiling. Rough measurements tell us the unit size. The roof covering tells us how it will be sealed in. Access notes tell us whether a tower or scaffold is needed. A product link, if you have one, lets us check it against the opening. Your postcode, EH2 or nearby, confirms travel.
Common questions in Edinburgh
What is included in the price?
The written quote lists it line by line. Typically that covers fitting labour, fixings, sealants, membrane or flashing materials, any upstand work, internal finishing if agreed, and taking away the waste. For supply and fit, the unit itself is included too. Scaffold, lifting gear and any third-party fees, where needed, are shown separately so you can see what each part of the job costs.
Who deals with building control on trade jobs?
On new-build and extension work the rooflights usually sit within your approval or warrant. On replacements in homes in England and Wales we agree up front who notifies building control; we are not registered with a competent person scheme, so we cannot self-certify.
Can you remove and dispose of the old rooflight?
Yes. Taking out the old unit is part of any replacement job, and it leaves with the rest of the waste unless you ask to keep it. Old domes, glass and frames go through proper waste routes. If removal turns up a rotten kerb or damaged decking, we show you what we have found and agree the repair with you before going any further.
