New rooflight in an existing roof in North Yorkshire

Most people looking for new rooflight openings in North Yorkshire want three answers: can you do it, what will it cost, and when. Yes, anywhere in North Yorkshire. Cost starts from a guide of £2,295 and is fixed in a written quote once we know the roof. Timing depends on fitter availability and the weather, so you get offered dates rather than promises. Fit-only jobs, where you already own a new rooflight, are usually priced from photos.

Towns we list in North Yorkshire

North Yorkshire is part of our normal coverage in England. Fitting teams travel out to the property, so a town-centre terrace and a house down a farm track are treated alike, as long as a fitter can get the unit to the roof safely. Dates are offered according to fitter availability, and the cost of travel is already in your written quote.

Included in the work

  • Insulated upstand built square, level and to the maker's height
  • Joists or rafters trimmed with new timbers to carry the load around
  • Opening marked out, covering stripped back and the deck cut cleanly
  • Cables, pipes and ceiling fittings — We look into the ceiling void for anything in the way of the new opening.
  • Planning for your roof — We check whether the new rooflight falls within permitted development for your house and nation.

Rules that apply in England

England's rules in short: permitted development usually covers a rooflight on a house roof provided it doesn't stick out more than 0.15 m or rise above the ridge, though a listed building always needs consent and some streets have Article 4 directions. Building regulations apply to new openings, and replacements go through building control; as we are not registered with a competent person scheme, we use a building notice and show the fee on the quote. The energy limit for rooflights in existing homes is 2.2 W/m²K, and the 2026 Approved Document L, in force from 24 March 2027, keeps that figure.

Common questions in North Yorkshire

Do you offer trade rates for builders and roofers?

We carry out subcontract fitting for builders, roofers, extension companies and commercial contractors. Pricing is per job or per schedule of units, agreed in writing before we start. We can work to your programme, fit on your upstand or build our own, and leave the opening ready for the next trade. Send drawings or a unit schedule and we will come back with a trade quote.

Can you replace an old dome without redoing the whole roof?

Usually, yes. If the existing kerb is sound, level and tall enough, a new unit can often sit on it with a fresh seal to the roof covering. If the kerb is rotten or too low, we rebuild it and patch the covering around it rather than stripping the whole roof. This is checked at the survey and included in the written quote, so you know the full scope first.

Can you fit a rooflight in winter or when it is raining?

Yes, within limits. Cold is less of a problem than wet, because membranes, primers and sealants need a dry surface to bond. We plan fitting days around the forecast and may move a date if heavy rain is due. If the roof has to be opened up, it is not left overnight without a temporary weather seal, so the room below stays dry while the work is finished.
