Where our fitters travel
Jobs across BT27, BT28 and BT17 are part of our normal cover for Lisburn. We are not an office on the high street. Our fitting teams come out to the property from wherever they are working that week. Neighbouring places such as Belfast and Castlereagh are covered on the same terms, so a house on the edge of town is no harder to book than one in the centre.
Fit-only or supply and fit
If you have bought a new rooflight yourself, we check four things before fitting. First, the delivery: open it, look for chips, cracks and bent frames, and report any damage to the seller straight away. Second, the size, measured against the builder's opening rather than the external frame. Third, the upstand height above the finished roof. Fourth, the maker's instructions, which set the fixings and sealing. Product warranty claims go to the seller and maker; our guarantee is for how it was fitted.
On the day, we cover
- Roof membrane, felt or tiles made good and dressed up the upstand
- Opening marked out, covering stripped back and the deck cut cleanly
- Joists or rafters trimmed with new timbers to carry the load around
- Planning for your roof — We check whether the new rooflight falls within permitted development for your house and nation.
- Which way the joists run — We check the direction and size of the joists before fixing the rooflight's position.
From arrival to clean-up
Fitting days start with a look at the sky. If rain is due, the order of work changes so the roof is never left open to it. A typical day for a new rooflight runs like this: set up access, protect the room, open up the roof or prepare the existing kerb or frame, check sizes, fix, seal, then finish inside. On jobs that take more than a day, the opening is weather-sealed overnight. The last hour goes on tidying, waste removal and a walk-round with you.
Regulations for Lisburn properties
Northern Ireland has its own rules. Permitted development for rooflights on a house requires the unit to sit below the highest part of the roof, project no more than 15 cm where the slope faces a road, and stay at least half a metre from the ridge, eaves, party wall and verge. It doesn't apply in conservation areas or within the grounds of a listed building. For building control, structural roof alterations need an application, and rooflights must meet WER Band C or 1.6 W/m²K.
Before you get in touch
Keep it simple. Two or three photos, outside and inside. Approximate sizes. What the roof is made of. Anything awkward about getting up there, such as a conservatory below, a narrow side path or no parking. If you bought the rooflight online, the link or model name. Then your postcode in or around BT27. That is enough for a first price.
Common questions in Lisburn
Can you fit a rooflight in winter or when it is raining?
Yes, within limits. Cold is less of a problem than wet, because membranes, primers and sealants need a dry surface to bond. We plan fitting days around the forecast and may move a date if heavy rain is due. If the roof has to be opened up, it is not left overnight without a temporary weather seal, so the room below stays dry while the work is finished.
What is included in the price?
The written quote lists it line by line. Typically that covers fitting labour, fixings, sealants, membrane or flashing materials, any upstand work, internal finishing if agreed, and taking away the waste. For supply and fit, the unit itself is included too. Scaffold, lifting gear and any third-party fees, where needed, are shown separately so you can see what each part of the job costs.
Can you remove and dispose of the old rooflight?
Yes. Taking out the old unit is part of any replacement job, and it leaves with the rest of the waste unless you ask to keep it. Old domes, glass and frames go through proper waste routes. If removal turns up a rotten kerb or damaged decking, we show you what we have found and agree the repair with you before going any further.
Send a few photos and your BT27 postcode, and we will put together a written quote for the job.
