Loft conversion roof windows in Greater London

No two loft roof windows in Greater London cost exactly the same to fit, and a guide price only gets you so far. What moves it: the size and weight of the unit, whether a new opening is needed, the roof covering, scaffold or lifting needs, and how much internal finishing you want. We quote loft conversion roof windows across Greater London with each of those spelt out. Send photos for a first figure, or arrange a survey where the job calls for one.

Towns we list in Greater London

We work right across England, and Greater London is covered on the same footing as everywhere else. There is no showroom or depot to visit. The survey happens at your property or, for fit-only jobs, from your photos. If your address is remote or reached by ferry, tell us early and we will confirm what arrangement is needed before quoting.

What we do on the day

  • Matching or combination flashing kits for windows side by side
  • Insulation collars fitted so the room's insulation meets each frame
  • Underlay dressed and taped around every frame
  • Fitting stage and weather — We plan when the windows go in around the rest of the conversion.
  • Balcony-style windows — We check the rafters and the roof pitch before recommending balcony-style windows.

Rules that apply in England

Two sets of rules matter in England. Planning: a rooflight on a house is normally permitted development if it projects no more than 0.15 m and stays below the highest part of the roof, but flats, listed buildings and Article 4 areas need checking. Building regulations: new openings need approval for the structure and energy performance, and a replacement is a controlled fitting. We are not registered with a competent person scheme, so we notify replacements to building control with a building notice and put the council's fee on the quote.

Common questions in Greater London

How does payment work?

Payment terms are set out on your written quote before you accept it. Depending on the job, that may mean a deposit, stage payments for larger work, or payment on completion. The contract is with S&K Property Investments and Improvement Ltd, part of the S&K Group. Nothing is added without your agreement: if something unexpected comes up, we discuss it and agree any change before carrying on.

How long does fitting take?

Fitting a loft roof window into an existing, correctly sized opening is often a day's work. New openings take longer, because joists or rafters need trimming, an upstand or flashing has to be built or fitted, and the inside needs finishing. Large units that need lifting gear, and days lost to rain, can stretch things further. Your written quote gives a realistic estimate for your roof.

What if my roof opening is the wrong size for the loft roof window?

We find out before the fitting day, not on it. If the opening is slightly out, it can usually be adjusted by trimming or by packing out the upstand. If it is a long way off, the choice is between altering the opening and changing the unit. Bear in mind that rooflights are often sold by builder's opening size rather than external size, so check which one your measurement refers to.
