Loft conversion roof windows in Cheshire

Rooflight fitting in Cheshire is planned around dry spells, not just calendar dates. That matters more than people think: membranes and sealants need a dry surface, and a roof should not be left open in poor weather. So when we offer a date for loft conversion roof windows, it comes with a sensible fallback. We take jobs across all 33 postcode districts in Cheshire, and the written quote sets out what is included before you commit.

Towns we list in Cheshire

Fitting across Cheshire means planning routes, access and lifting as well as the roof itself. Narrow lanes, shared driveways and town-centre parking restrictions all affect how a large unit is delivered and raised to roof level. We ask about these early so the quote reflects them. That approach is the same everywhere we work in England, from single domestic jobs to multi-unit commercial sites.

Included in the work

  • Matching or combination flashing kits for windows side by side
  • Linings fitted, ready for the plasterboarder or decorator
  • Insulation collars fitted so the room's insulation meets each frame
  • Approved loft drawings — We work to the window positions on your approved loft drawings or agree changes with your builder first.
  • Combination flashings — We order combination flashings where windows sit close together.

Rules that apply in England

Replacing a rooflight in an English home is a controlled fitting: it has to be self-certified by a scheme-registered installer or notified to building control. We are not registered with a competent person scheme, so replacements we fit are notified with a building notice, and the new unit has to meet current energy limits. Adding a new one usually means a building regulations application, because joists or rafters are trimmed. On the planning side, most house rooflights are permitted development if they project 0.15 m or less; on a side slope the glass must be obscured and fixed unless the opening part is over 1.7 m above the floor.

Common questions in Cheshire

Do you cover Cheshire?

Yes. Fitters travel to addresses in Cheshire and the surrounding districts, including CH, CW, SK, SY and WA postcodes. We do not run an office there; the survey and the fitting happen at your property. A few island and remote postcodes are covered by arrangement; if yours is one, we confirm travel and dates before quoting.

Do you need scaffolding to fit a rooflight?

Not always. Single-storey roofs can often be reached safely with ladders, a tower or edge protection. Higher roofs, steep pitches and large units usually need scaffold or a mobile platform, and heavy glass may need a crane. We assess access from your photos or at the survey, and any scaffold or lifting cost is shown as its own line on the written quote.

Will my new loft roof window leak?

A correctly fitted unit should not. Leaks usually trace back to the detail around the frame: an upstand that is too low, a membrane or flashing that is not dressed properly, sealant applied to a damp surface, or water ponding against the kerb. We fit to the maker's instructions and check each of those points. The fitting carries a written workmanship guarantee, with its terms set out on your quote.
