Frameless rooflight installation in Oxford

Frameless rooflight installation in Oxford comes down to what happens around the glass. A good unit sat on a poor upstand, or with the membrane or flashing cut short at the corners, will still let water in. We fit each frameless rooflight to the maker's instructions for fixings, packers and sealant, for homes and businesses across Oxford and the rest of Oxfordshire. That covers supply and fit, fit-only for a unit you already own, and swapping out a tired one. Every job starts with a written quote, so the price and scope are clear before anyone climbs a ladder.

Fitting across Oxford and nearby

Jobs across OX1, OX2 and OX3 are part of our normal cover for Oxford. We are not an office on the high street. Our fitting teams come out to the property from wherever they are working that week. Neighbouring places such as Cowley and Abingdon are covered on the same terms, so a house on the edge of town is no harder to book than one in the centre.

Your frameless rooflights or ours

There are two ways to do this. Supply and fit means we source a frameless rooflight that suits your roof and install it, so one company answers for both the product choice and the fitting. Fit-only means you buy the unit and we install it. With fit-only, the product warranty stays with the maker or seller, and our written guarantee covers the fitting work. Both routes get the same checks on the opening, the upstand and the maker's instructions before anything is fixed.

Included in the work

  • Roof covering turned up and finished under the glass overhang
  • Fall set in the upstand so rain clears the oversailing glass edge
  • Inside reveal formed so plaster or trim meets the glass cleanly
  • Tolerance on the upstand — We build frameless kerbs to the maker's tolerance rather than to normal carpentry accuracy.
  • Glass weight and access — We plan the lift for a frameless pane before the delivery is booked.

Fitting your frameless rooflight, step by step

On the day, you need to be in at the start and at the end. In between, the fitters get on with it. They will want the room below cleared where possible, a parking spot if you have one, and somewhere to set the unit down safely. After checking the opening and the upstand or flashing, they fix a frameless rooflight, seal it and finish the inside. Packaging and any old unit leave with them unless the quote says otherwise.

Regulations for Oxford properties

Replacing a rooflight in an English home is a controlled fitting: it has to be self-certified by a scheme-registered installer or notified to building control. We are not registered with a competent person scheme, so replacements we fit are notified with a building notice, and the new unit has to meet current energy limits. Adding a new one usually means a building regulations application, because joists or rafters are trimmed. On the planning side, most house rooflights are permitted development if they project 0.15 m or less; on a side slope the glass must be obscured and fixed unless the opening part is over 1.7 m above the floor.

Details that speed up your quote

For fit-only work, the product details matter most: the link, the spec sheet, or a photo of the label on the box. Alongside that, send pictures of the roof and the ceiling below, approximate opening sizes, the type of roof covering, and how someone would get onto the roof. For supply and fit, the same photos and sizes do the job. Finish with your postcode, such as OX1.

Common questions in Oxford

How does payment work?

Payment terms are set out on your written quote before you accept it. Depending on the job, that may mean a deposit, stage payments for larger work, or payment on completion. The contract is with S&K Property Investments and Improvement Ltd, part of the S&K Group. Nothing is added without your agreement: if something unexpected comes up, we discuss it and agree any change before carrying on.

Can you fit a rooflight in winter or when it is raining?

Yes, within limits. Cold is less of a problem than wet, because membranes, primers and sealants need a dry surface to bond. We plan fitting days around the forecast and may move a date if heavy rain is due. If the roof has to be opened up, it is not left overnight without a temporary weather seal, so the room below stays dry while the work is finished.

Can you replace an old dome without redoing the whole roof?

Usually, yes. If the existing kerb is sound, level and tall enough, a new unit can often sit on it with a fresh seal to the roof covering. If the kerb is rotten or too low, we rebuild it and patch the covering around it rather than stripping the whole roof. This is checked at the survey and included in the written quote, so you know the full scope first.

Send a few photos and your OX1 postcode, and we will put together a written quote for the job.
