Rooflight installers in Oxford

Homes and commercial buildings in Oxford need different things from a rooflight. A kitchen extension wants a lantern or flat glass rooflight that brings in daylight and holds on to heat. A warehouse may need old domes replaced, smoke-vent rooflights renewed, or an access hatch fitted for maintenance. We work on both sides across Oxfordshire, covering fit-only, replacement, new openings and trade fitting for contractors. The fitting principles do not change: right opening, right upstand, maker's instructions, sound weather seal.

The details a specialist gets right

A general builder can frame an opening perfectly well. The trouble usually comes at the top of it. Rooflight makers specify a minimum upstand height above the finished roof, a minimum pitch on the glass, and particular fixings and packers. Miss one of those and the unit can hold water, leak at the corners, or put its product warranty at risk. A fitting specialist works to those figures and checks where each maker's instructions differ. That is the part of the job worth handing over.

Fitting in Oxford and beyond

Our fitters cover all of Oxford, including OX1, OX2 and OX3, and travel on to Cowley, Abingdon and Didcot on the same basis. Nobody needs to visit us, because we come to the property for surveys and fitting. Dates are offered according to fitter availability, and travel is part of the written quote rather than an extra.

Do you need permission in Oxford?

Two sets of rules matter in England. Planning: a rooflight on a house is normally permitted development if it projects no more than 0.15 m and stays below the highest part of the roof, but flats, listed buildings and Article 4 areas need checking. Building regulations: new openings need approval for the structure and energy performance, and a replacement is a controlled fitting. We are not registered with a competent person scheme, so we notify replacements to building control with a building notice and put the council's fee on the quote.

Questions about rooflight fitting in Oxford

Do you offer trade rates for builders and roofers?

We carry out subcontract fitting for builders, roofers, extension companies and commercial contractors. Pricing is per job or per schedule of units, agreed in writing before we start. We can work to your programme, fit on your upstand or build our own, and leave the opening ready for the next trade. Send drawings or a unit schedule and we will come back with a trade quote.

Can you fit the rooflight I bought online?

Yes, fit-only is one of our core services. Send the product link or spec, photos of the roof and rough sizes, and we can usually price it from those. Before fitting we check the delivery for damage, which should be reported to the seller, plus the size against the builder's opening and the upstand height. The product warranty stays with the maker or seller, and our guarantee covers the fitting.

How does payment work?

Payment terms are set out on your written quote before you accept it. Depending on the job, that may mean a deposit, stage payments for larger work, or payment on completion. The contract is with S&K Property Investments and Improvement Ltd, part of the S&K Group. Nothing is added without your agreement: if something unexpected comes up, we discuss it and agree any change before carrying on.

Do you make good inside after fitting?

Yes, where the quote includes it. Internal finishing usually means lining the reveal with plasterboard, taping or skimming, and fitting trim where it meets the ceiling. Some people prefer their own plasterer or decorator to finish off, which is fine. The written quote spells out exactly where our work stops, so nobody is left guessing about who does what once the unit is in.
