Coverage in and around Skegness
Skegness and the districts around it, PE25, PE24 and PE23, all sit inside our working area. So does the ground between Skegness and Boston (19 miles), and on towards Louth (21 miles). When a fitting team is booked, their travel is already in the quoted price, so it does not turn up as a surprise line on the final bill.
Your frameless rooflights or ours
Your unit or ours, the fitting standard is the same. For supply and fit we choose a frameless rooflight to suit the roof and price it with the installation. For fit-only we work with what you have, after confirming it arrived undamaged, that it matches the builder's opening, and that the upstand will sit at the height the maker asks for. Report any transit damage to the seller, as the product cover is theirs and the maker's. Our written guarantee applies to the fitting itself.
What the job includes
- Fall set in the upstand so rain clears the oversailing glass edge
- Kerb squared across the diagonals before the glass is ordered or fitted
- Glass bedded on the specified tape or sealant and fixed through the concealed frame
- Laminated inner pane — We confirm the inner pane is laminated or otherwise suited to being overhead.
- Drainage at the overhang — We check how water leaves the glass where it oversails the kerb.
What happens on the day
On the day, you need to be in at the start and at the end. In between, the fitters get on with it. They will want the room below cleared where possible, a parking spot if you have one, and somewhere to set the unit down safely. After checking the opening and the upstand or flashing, they fix a frameless rooflight, seal it and finish the inside. Packaging and any old unit leave with them unless the quote says otherwise.
Do you need permission in Skegness?
In England, a new rooflight opening generally needs building regulations approval because the roof structure is altered and the glazing must meet energy rules: 2.2 W/m²K for a rooflight in an existing home, or 1.4 W/m²K (or WER Band B) for a roof window. Planning is often not needed on a house: permitted development covers rooflights that stand no more than 0.15 m proud of the roof slope and sit below the highest part of the roof. Flats, listed buildings and areas with an Article 4 direction are different, so we check your address first.
Help us quote accurately
Start with your phone. Take a picture of the roof where the unit goes or already sits, then one from inside looking up. Measure what you can, even roughly. Tell us what the roof is covered with and how a fitter would reach it: ladder, garden access or scaffold. Bought it already? Send the link or spec. Add your full postcode, for example in PE25, and we can price it.
Common questions in Skegness
What is included in the price?
The written quote lists it line by line. Typically that covers fitting labour, fixings, sealants, membrane or flashing materials, any upstand work, internal finishing if agreed, and taking away the waste. For supply and fit, the unit itself is included too. Scaffold, lifting gear and any third-party fees, where needed, are shown separately so you can see what each part of the job costs.
Do I need planning permission for a rooflight in Skegness?
Often not. Many rooflights fall under permitted development, provided they do not project beyond the national limit and meet the other conditions that apply in England. Conservation areas, listed buildings and some flats are different and may need consent. Because the rules depend on the property, we confirm what is likely to apply at your address and point you to the planning authority where an application is needed.
Does a rooflight need building regulations approval?
A new opening usually needs building regulations approval. A replacement is a controlled fitting: it must be self-certified by an installer registered with a competent person scheme or notified to building control. We are not registered with a scheme, so replacements we fit are notified to building control with a building notice, and the council's fee is shown on your quote.
Send a few photos and your PE25 postcode, and we will put together a written quote for the job.
