Phased replacement across a building, priced from a survey
Guide ranges for supply & fit, per unit; site set-up priced separately. Your price is fixed in a written quote after we have seen photos or surveyed. Scaffold, access towers or a crane are priced separately if the job needs them, and building control fees, where a job needs them, are shown as their own line.
Where our fitters travel
Distance is rarely the deciding factor. A roof in Broadstairs, 3 miles from Margate, gets the same survey, the same written quote and the same fitting process as one in CT9, CT8 and CT10. What changes the price is the job itself: size of unit, roof type, access and lifting. Ramsgate, around 3 miles out, is treated the same way.
On the day, we cover
- Phasing agreed so occupied areas stay dry and usable
- Unit schedule and handover notes for the building's records
- Roof survey of every unit, kerb and the fragile areas around them
- Fragile roofs and rooflights — We treat every rooflight and the roof around it as fragile until we have checked it.
- Working around occupied buildings — We plan noise, dust and access around the people using the building.
A typical installation day
Arrive and agree the plan. Sheet the floor and furniture. Set up the ladder, tower or scaffold. Check the opening, the upstand or flashing, and the unit against the paperwork. Fix and pack a commercial rooflight level. Seal it into the roof. Line the reveal or fit the ceiling trim. Clean the glass, clear the waste, and talk you through it. That is the shape of most fitting days, and for this type of job it usually takes about a day per unit, longer on big roofs.
Planning, building control and Margate
On commercial buildings in England, new rooflights and changes to roof structure go through building control, and replacements in non-dwellings also need building control involvement unless fitted by a scheme-registered installer, which we are not; load-bearing or structural glass always goes through building control. Fire rules matter near boundaries and over escape routes, and smoke vents must be certified to BS EN 12101-2. We confirm the route and the paperwork for your building before work starts.
Before you get in touch
What we cannot see, we have to guess, and guesses make quotes wider. So the more you send, the tighter the price. Useful: shots from the roof or garden, shots from the room underneath, a rough width and length, the roof finish, any access problems, and the product page if you have already ordered. Add the property postcode around CT9 and we will come back with a quote or a survey date.
Common questions in Margate
What is included in the price?
The written quote lists it line by line. Typically that covers fitting labour, fixings, sealants, membrane or flashing materials, any upstand work, internal finishing if agreed, and taking away the waste. For supply and fit, the unit itself is included too. Scaffold, lifting gear and any third-party fees, where needed, are shown separately so you can see what each part of the job costs.
Do commercial rooflights need planning permission?
Like-for-like replacements on commercial buildings rarely need planning permission. New or larger rooflights on non-domestic buildings and blocks of flats usually need checking with the planning authority, because householder permitted development rights don't apply. We tell you what we know about your building and point you to the right team.
Will my new commercial rooflight leak?
A correctly fitted unit should not. Leaks usually trace back to the detail around the frame: an upstand that is too low, a membrane or flashing that is not dressed properly, sealant applied to a damp surface, or water ponding against the kerb. We fit to the maker's instructions and check each of those points. The fitting carries a written workmanship guarantee, with its terms set out on your quote.
Get in touch with the details of your Margate property and we will explain what the job involves and what it costs.
