What the job costs in Inverness
Per standard unit
Flat glass or polycarbonate unit on an existing kerb, as part of a multi-unit job
Per large unit
Larger or ventilating units, edge protection in place
Programme of works
Phased replacement across a building, priced from a survey
Guide ranges for supply & fit, per unit; site set-up priced separately. Your price is fixed in a written quote after we have seen photos or surveyed. Scaffold, access towers or a crane are priced separately if the job needs them, and building warrant fees, where a job needs them, are shown as their own line.
Areas around Inverness we cover
Inverness and the districts around it, IV1, IV3 and IV2, all sit inside our working area. So does the ground between Inverness and Forres (24 miles), and on towards Elgin (36 miles). When a fitting team is booked, their travel is already in the quoted price, so it does not turn up as a surprise line on the final bill.
On the day, we cover
- Kerbs checked and packed, adapted or rebuilt where needed
- Old units removed, with waste taken off site
- New units fitted, sealed and weathered into the roof covering
- Glass or polycarbonate — We compare glass and polycarbonate units against the roof, use and budget.
- Fire performance near boundaries — We check how close the rooflights are to the site boundary and to escape routes.
How a fitting day runs
On the day, you need to be in at the start and at the end. In between, the fitters get on with it. They will want the room below cleared where possible, a parking spot if you have one, and somewhere to set the unit down safely. After checking the opening and the upstand or flashing, they fix a commercial rooflight, seal it and finish the inside. Packaging and any old unit leave with them unless the quote says otherwise.
Planning and building rules in Scotland
Rooflight work on non-domestic buildings and blocks of flats in Scotland is covered by the domestic or non-domestic Technical Handbook, depending on the building: a building warrant for new openings, energy limits for the glazing and fire checks near boundaries. Replacements complete with frames have their own rules. We set out what applies before work starts.
Help us quote accurately
What we cannot see, we have to guess, and guesses make quotes wider. So the more you send, the tighter the price. Useful: shots from the roof or garden, shots from the room underneath, a rough width and length, the roof finish, any access problems, and the product page if you have already ordered. Add the property postcode around IV1 and we will come back with a quote or a survey date.
Common questions in Inverness
Does a rooflight need a building warrant?
In Scotland a new rooflight needs a building warrant from the council before work starts. Replacing a rooflight complete with its frame doesn't need a warrant, but the new unit must meet the building standards in full, including 1.6 W/m²K. We confirm which applies to your job before you commit.
Can you remove and dispose of the old rooflight?
Yes. Taking out the old unit is part of any replacement job, and it leaves with the rest of the waste unless you ask to keep it. Old domes, glass and frames go through proper waste routes. If removal turns up a rotten kerb or damaged decking, we show you what we have found and agree the repair with you before going any further.
Do commercial rooflights need planning permission?
Like-for-like replacements on commercial buildings rarely need planning permission. New or larger rooflights on non-domestic buildings and blocks of flats usually need checking with the planning authority, because householder permitted development rights don't apply. We tell you what we know about your building and point you to the right team.
