Phased replacement across a building, priced from a survey
Guide ranges for supply & fit, per unit; site set-up priced separately. Your price is fixed in a written quote after we have seen photos or surveyed. Scaffold, access towers or a crane are priced separately if the job needs them, and building control fees, where a job needs them, are shown as their own line.
Fitting across Totton and nearby
Our fitters come to you. For Totton that covers SO40, SO16 and SO15, plus nearby Southampton and Romsey. We do not keep a yard or showroom in the area, and you do not need to visit one. The survey happens at your property or, for fit-only work, from the photos you send. Dates follow fitter availability, which we confirm when you accept the quote.
Included in the work
- Access, edge protection and fragile-roof covers planned before work starts
- Old units removed, with waste taken off site
- Unit schedule and handover notes for the building's records
- Energy limits for non-domestic roofs — We check new units against the energy limits for non-domestic buildings.
- Working around occupied buildings — We plan noise, dust and access around the people using the building.
A typical installation day
Fitting days start with a look at the sky. If rain is due, the order of work changes so the roof is never left open to it. A typical day for a commercial rooflight runs like this: set up access, protect the room, open up the roof or prepare the existing kerb or frame, check sizes, fix, seal, then finish inside. On jobs that take more than a day, the opening is weather-sealed overnight. The last hour goes on tidying, waste removal and a walk-round with you.
Planning, building control and Totton
On commercial buildings in England, new rooflights and changes to roof structure go through building control, and replacements in non-dwellings also need building control involvement unless fitted by a scheme-registered installer, which we are not; load-bearing or structural glass always goes through building control. Fire rules matter near boundaries and over escape routes, and smoke vents must be certified to BS EN 12101-2. We confirm the route and the paperwork for your building before work starts.
Details that speed up your quote
Each detail you send takes a question off our list. Photos inside and out show the opening and the ceiling. Rough measurements tell us the unit size. The roof covering tells us how it will be sealed in. Access notes tell us whether a tower or scaffold is needed. A product link, if you have one, lets us check it against the opening. Your postcode, SO40 or nearby, confirms travel.
Common questions in Totton
Do you need scaffolding to fit a rooflight?
Not always. Single-storey roofs can often be reached safely with ladders, a tower or edge protection. Higher roofs, steep pitches and large units usually need scaffold or a mobile platform, and heavy glass may need a crane. We assess access from your photos or at the survey, and any scaffold or lifting cost is shown as its own line on the written quote.
Do you cover Totton?
Yes. Fitters travel to addresses in Totton and the surrounding districts, including SO40. We do not run an office there; the survey and the fitting happen at your property. A few island and remote postcodes are covered by arrangement; if yours is one, we confirm travel and dates before quoting.
Does commercial rooflight work need building control?
Usually. New openings, structural changes and smoke vents go through building control, and on buildings covered by fire safety law that means a full plans application rather than a building notice. We are not registered with a competent person scheme, so replacements we fit are notified to building control. We confirm the route and show any fee on the quote.
Tell us your postcode, SO40 or close by, and what you want fitted. We will reply with the next steps and a quote.
