Guide ranges for supply & fit, per unit; site set-up priced separately. Your price is fixed in a written quote after we have seen photos or surveyed. Scaffold, access towers or a crane are priced separately if the job needs them, and building control fees, where a job needs them, are shown as their own line.
Where our fitters travel
Covering Limehouse means covering the people who live and work there, not a single postcode. We take on domestic and commercial jobs in E14, E3 and E1, and are happy to quote further out in Stepney and Canary Wharf. If your address sits between towns, tell us and we will confirm whether it falls in our normal area or needs travel set out separately on the quote.
On the day, we cover
- Phasing agreed so occupied areas stay dry and usable
- New units fitted, sealed and weathered into the roof covering
- Kerbs checked and packed, adapted or rebuilt where needed
- Working around occupied buildings — We plan noise, dust and access around the people using the building.
- Fragile roofs and rooflights — We treat every rooflight and the roof around it as fragile until we have checked it.
How a fitting day runs
Protection comes before tools. Floors, furniture and stairs get covered, and the ceiling below the opening is sheeted to catch dust. Up top, the fitters confirm the opening is square and the upstand or flashing suits what the maker specifies. Fixing follows, then weather-sealing into the membrane, felt or tiles. Only once the roof is tight do they turn to the internal reveal. Time on site for a commercial rooflight: about a day per unit, longer on big roofs, weather permitting.
Planning, building control and Limehouse
For non-domestic roofs in England, expect building control involvement for new openings, energy limits of 2.2 W/m²K for rooflights, and fire checks where rooflights sit near a boundary or above an escape route. Smoke ventilation rooflights must be certified products, with controls commissioned by a specialist. We set out what applies to your building on the quote.
Help us quote accurately
Each detail you send takes a question off our list. Photos inside and out show the opening and the ceiling. Rough measurements tell us the unit size. The roof covering tells us how it will be sealed in. Access notes tell us whether a tower or scaffold is needed. A product link, if you have one, lets us check it against the opening. Your postcode, E14 or nearby, confirms travel.
Common questions in Limehouse
Do you cover Limehouse?
Yes. Fitters travel to addresses in Limehouse and the surrounding districts, including E14. We do not run an office there; the survey and the fitting happen at your property. A few island and remote postcodes are covered by arrangement; if yours is one, we confirm travel and dates before quoting.
What is included in the price?
The written quote lists it line by line. Typically that covers fitting labour, fixings, sealants, membrane or flashing materials, any upstand work, internal finishing if agreed, and taking away the waste. For supply and fit, the unit itself is included too. Scaffold, lifting gear and any third-party fees, where needed, are shown separately so you can see what each part of the job costs.
What if my roof opening is the wrong size for the commercial rooflight?
We find out before the fitting day, not on it. If the opening is slightly out, it can usually be adjusted by trimming or by packing out the upstand. If it is a long way off, the choice is between altering the opening and changing the unit. Bear in mind that rooflights are often sold by builder's opening size rather than external size, so check which one your measurement refers to.
Send a few photos and your E14 postcode, and we will put together a written quote for the job.
