Areas around Kensington we cover
Jobs across W8, SW5 and SW7 are part of our normal cover for Kensington. We are not an office on the high street. Our fitting teams come out to the property from wherever they are working that week. Neighbouring places such as Bayswater and Notting Hill are covered on the same terms, so a house on the edge of town is no harder to book than one in the centre.
What the job includes
- Roof survey of every unit, kerb and the fragile areas around them
- Kerbs checked and packed, adapted or rebuilt where needed
- Phasing agreed so occupied areas stay dry and usable
- Working around occupied buildings — We plan noise, dust and access around the people using the building.
- Fragile roofs and rooflights — We treat every rooflight and the roof around it as fragile until we have checked it.
What happens on the day
Protection comes before tools. Floors, furniture and stairs get covered, and the ceiling below the opening is sheeted to catch dust. Up top, the fitters confirm the opening is square and the upstand or flashing suits what the maker specifies. Fixing follows, then weather-sealing into the membrane, felt or tiles. Only once the roof is tight do they turn to the internal reveal. Time on site for a commercial rooflight: about a day per unit, longer on big roofs, weather permitting.
Do you need permission in Kensington?
For non-domestic roofs in England, expect building control involvement for new openings, energy limits of 2.2 W/m²K for rooflights, and fire checks where rooflights sit near a boundary or above an escape route. Smoke ventilation rooflights must be certified products, with controls commissioned by a specialist. We set out what applies to your building on the quote.
What to send for a quick quote
Each detail you send takes a question off our list. Photos inside and out show the opening and the ceiling. Rough measurements tell us the unit size. The roof covering tells us how it will be sealed in. Access notes tell us whether a tower or scaffold is needed. A product link, if you have one, lets us check it against the opening. Your postcode, W8 or nearby, confirms travel.
Common questions in Kensington
Can you remove and dispose of the old rooflight?
Yes. Taking out the old unit is part of any replacement job, and it leaves with the rest of the waste unless you ask to keep it. Old domes, glass and frames go through proper waste routes. If removal turns up a rotten kerb or damaged decking, we show you what we have found and agree the repair with you before going any further.
Will my new commercial rooflight leak?
A correctly fitted unit should not. Leaks usually trace back to the detail around the frame: an upstand that is too low, a membrane or flashing that is not dressed properly, sealant applied to a damp surface, or water ponding against the kerb. We fit to the maker's instructions and check each of those points. The fitting carries a written workmanship guarantee, with its terms set out on your quote.
Who is responsible for the smoke-control system?
The building's responsible person, duty holder or managing agent, depending on the nation, is responsible for keeping fire safety systems working. Our part is the rooflight and roof work; the controls, detection and commissioning are handled by a smoke-control specialist, and the quote says who does what.
