Phased replacement across a building, priced from a survey
Guide ranges for supply & fit, per unit; site set-up priced separately. Your price is fixed in a written quote after we have seen photos or surveyed. Scaffold, access towers or a crane are priced separately if the job needs them, and building control fees, where a job needs them, are shown as their own line.
Where our fitters travel
Covering Islington means covering the people who live and work there, not a single postcode. We take on domestic and commercial jobs in N1, EC1V and EC1R, and are happy to quote further out in Highbury and Holloway. If your address sits between towns, tell us and we will confirm whether it falls in our normal area or needs travel set out separately on the quote.
What the job includes
- New units fitted, sealed and weathered into the roof covering
- Access, edge protection and fragile-roof covers planned before work starts
- Phasing agreed so occupied areas stay dry and usable
- Fragile roofs and rooflights — We treat every rooflight and the roof around it as fragile until we have checked it.
- Fire performance near boundaries — We check how close the rooflights are to the site boundary and to escape routes.
How a fitting day runs
On the day, you need to be in at the start and at the end. In between, the fitters get on with it. They will want the room below cleared where possible, a parking spot if you have one, and somewhere to set the unit down safely. After checking the opening and the upstand or flashing, they fix a commercial rooflight, seal it and finish the inside. Packaging and any old unit leave with them unless the quote says otherwise.
Regulations for Islington properties
On commercial buildings in England, new rooflights and changes to roof structure go through building control, and replacements in non-dwellings also need building control involvement unless fitted by a scheme-registered installer, which we are not; load-bearing or structural glass always goes through building control. Fire rules matter near boundaries and over escape routes, and smoke vents must be certified to BS EN 12101-2. We confirm the route and the paperwork for your building before work starts.
Before you get in touch
Each detail you send takes a question off our list. Photos inside and out show the opening and the ceiling. Rough measurements tell us the unit size. The roof covering tells us how it will be sealed in. Access notes tell us whether a tower or scaffold is needed. A product link, if you have one, lets us check it against the opening. Your postcode, N1 or nearby, confirms travel.
Common questions in Islington
Do commercial rooflights need planning permission?
Like-for-like replacements on commercial buildings rarely need planning permission. New or larger rooflights on non-domestic buildings and blocks of flats usually need checking with the planning authority, because householder permitted development rights don't apply. We tell you what we know about your building and point you to the right team.
What is included in the price?
The written quote lists it line by line. Typically that covers fitting labour, fixings, sealants, membrane or flashing materials, any upstand work, internal finishing if agreed, and taking away the waste. For supply and fit, the unit itself is included too. Scaffold, lifting gear and any third-party fees, where needed, are shown separately so you can see what each part of the job costs.
Can you remove and dispose of the old rooflight?
Yes. Taking out the old unit is part of any replacement job, and it leaves with the rest of the waste unless you ask to keep it. Old domes, glass and frames go through proper waste routes. If removal turns up a rotten kerb or damaged decking, we show you what we have found and agree the repair with you before going any further.
