Commercial rooflight installation in Dumfries & Galloway

We cover 15 postcode districts across Dumfries & Galloway, and we fit commercial rooflights in all of them. The work itself does not change from one district to the next. A commercial rooflight still needs a correctly sized opening, an upstand or flashing to suit the roof, and sealing that matches the covering. What does change is access: terraced streets, long gardens, steep pitches, tight parking. We price that honestly in the written quote rather than averaging it out across every job.

Phased replacement across a building, priced from a survey

Guide ranges for supply & fit, per unit; site set-up priced separately. Your price is fixed in a written quote after we have seen photos or surveyed. Scaffold, access towers or a crane are priced separately if the job needs them, and building warrant fees, where a job needs them, are shown as their own line.

Towns we list in Dumfries & Galloway

From the larger towns to the smaller places in between, we take on rooflight fitting across Dumfries & Galloway. The process is the same for a terrace, a farmhouse extension or an industrial unit: details first, written quote second, fitting day third. Remote and island addresses in Scotland, where they arise, are covered by arrangement, and we tell you that before quoting.

Included in the work

  • Roof survey of every unit, kerb and the fragile areas around them
  • Unit schedule and handover notes for the building's records
  • Phasing agreed so occupied areas stay dry and usable
  • Fragile roofs and rooflights — We treat every rooflight and the roof around it as fragile until we have checked it.
  • Glass or polycarbonate — We compare glass and polycarbonate units against the roof, use and budget.

Rules that apply in Scotland

On non-domestic buildings and blocks of flats in Scotland, new rooflights and roof alterations need a building warrant, and the Technical Handbooks set energy and fire requirements for the glazing. Smoke vents must be certified products with controls commissioned by a specialist. We confirm the warrant route for your building.

Common questions in Dumfries & Galloway

What is included in the price?

The written quote lists it line by line. Typically that covers fitting labour, fixings, sealants, membrane or flashing materials, any upstand work, internal finishing if agreed, and taking away the waste. For supply and fit, the unit itself is included too. Scaffold, lifting gear and any third-party fees, where needed, are shown separately so you can see what each part of the job costs.

How does payment work?

Payment terms are set out on your written quote before you accept it. Depending on the job, that may mean a deposit, stage payments for larger work, or payment on completion. The contract is with S&K Property Investments and Improvement Ltd, part of the S&K Group. Nothing is added without your agreement: if something unexpected comes up, we discuss it and agree any change before carrying on.

Will my new commercial rooflight leak?

A correctly fitted unit should not. Leaks usually trace back to the detail around the frame: an upstand that is too low, a membrane or flashing that is not dressed properly, sealant applied to a damp surface, or water ponding against the kerb. We fit to the maker's instructions and check each of those points. The fitting carries a written workmanship guarantee, with its terms set out on your quote.
