Rooflight installers in Highlands & Islands

Across Highlands & Islands, we work for three kinds of customer. Homeowners who want a rooflight fitted, replaced or added. Builders, roofers and extension firms who want the rooflight part of a job handled by a specialist. And commercial clients with domes, smoke-vent rooflights or access hatches to replace. Each one gets a written quote before any work is booked. In every case the contract is with S&K Property Investments and Improvement Ltd, part of the S&K Group, with vetted fitting teams carrying out the work under S&K's direction across Scotland.

Towns we list in Highlands & Islands

Our fitting teams travel across Highlands & Islands, so coverage depends on your address rather than on where an office sits. Most addresses in Scotland are standard cover. Remote and island locations, where they apply, are by arrangement, and we confirm that before quoting so there is no confusion later about dates or travel costs.

Island and remote addresses here — Shetland, Orkney, the Western Isles and parts of the mainland — are covered by arrangement, with travel priced into the quote. Surveys at island addresses are arranged case by case, and we often price from photos first.

Planning and building warrants in Scotland

In Scotland, forming a new rooflight opening needs a building warrant from the council, because the roof is being altered. Replacing an existing rooflight complete with its frame doesn't need a warrant, but the new unit still has to meet the building standards, including the 1.6 W/m²K energy figure for windows and rooflights in alterations. Planning depends on the house and where it is: householder permitted development rights don't apply in conservation areas, and listed buildings need consent. We confirm this with you before quoting.

Questions about rooflight fitting in Highlands & Islands

Do you make good inside after fitting?

Yes, where the quote includes it. Internal finishing usually means lining the reveal with plasterboard, taping or skimming, and fitting trim where it meets the ceiling. Some people prefer their own plasterer or decorator to finish off, which is fine. The written quote spells out exactly where our work stops, so nobody is left guessing about who does what once the unit is in.

What if my roof opening is the wrong size for the rooflight?

We find out before the fitting day, not on it. If the opening is slightly out, it can usually be adjusted by trimming or by packing out the upstand. If it is a long way off, the choice is between altering the opening and changing the unit. Bear in mind that rooflights are often sold by builder's opening size rather than external size, so check which one your measurement refers to.

Do you need scaffolding to fit a rooflight?

Not always. Single-storey roofs can often be reached safely with ladders, a tower or edge protection. Higher roofs, steep pitches and large units usually need scaffold or a mobile platform, and heavy glass may need a crane. We assess access from your photos or at the survey, and any scaffold or lifting cost is shown as its own line on the written quote.

Can you remove and dispose of the old rooflight?

Yes. Taking out the old unit is part of any replacement job, and it leaves with the rest of the waste unless you ask to keep it. Old domes, glass and frames go through proper waste routes. If removal turns up a rotten kerb or damaged decking, we show you what we have found and agree the repair with you before going any further.
