Walk-on rooflight installation in Caernarfon

Rooflight work is weather work. Membranes, primers and sealants all want a dry surface, so a fitting day in Caernarfon is planned around the forecast rather than pinned to a date regardless of rain. The opening is kept covered whenever it is exposed, and a roof is not left open overnight without a proper temporary seal. That approach applies to every walk-on rooflight we install, from a new opening to a straight swap or a fit-only job. We cover Caernarfon, the LL55 district and the rest of Gwynedd & Anglesey.

Covering LL55 and neighbouring districts

Fitters travel to the job, so the address is what counts. In Caernarfon that means postcode districts LL55, LL61 and LL56, and the same teams can just as easily take on work in Bangor, about 9 miles away, or Holyhead at roughly 19 miles. Survey and fitting dates are offered according to fitter availability, and travel is built into the quote rather than added later.

Fit-only or supply and fit

A damaged delivery is a frequent snag on fit-only work. Before the day, unpack a walk-on rooflight, photograph it, and tell the seller about any cracks or scuffs, because claims are much easier made early. We will also ask for the model or a link, so we can read the maker's instructions and check the builder's opening size and the upstand height it expects. If everything lines up, we fit it. If not, we explain what needs changing first.

What the job includes

  • Engineer's calculations and the unit's loading data checked together
  • Unit bedded and fixed so it sits level with the finished surface
  • Perimeter joints sealed and the waterproofing lapped as the maker shows
  • Weight on delivery day — We plan the delivery and lift before booking any lifting gear or extra hands.
  • Structural calculations — We need structural calculations for the glass and its support before a walk-on job goes ahead.

From arrival to clean-up

Where a job takes one to two days, the split is usually structural work first and finishing second. Early on, the fitters cut or prepare the opening, trim where needed and prepare the upstand or flashing. Then a walk-on rooflight is lifted in, fixed and made weathertight so the roof is sound before anyone moves inside. Plasterboard, trim and filler for the reveal come after. Each evening the work area is swept, and at the end the glass is cleaned and the team talks you through what was done.

Do you need permission in Caernarfon?

Wales sets energy limits of 2.2 W/m²K for rooflights and 1.4 W/m²K for roof windows, and new rooflight openings generally need building regulations approval. Replacement units are controlled fittings; we are not registered with a competent person scheme, so ours are covered by a building notice to the council. Planning permission is needed for rooflights in conservation areas, National Parks, AONBs and World Heritage Sites. We check which applies and include the fee in your quote.

Before you get in touch

Keep it simple. Two or three photos, outside and inside. Approximate sizes. What the roof is made of. Anything awkward about getting up there, such as a conservatory below, a narrow side path or no parking. If you bought the rooflight online, the link or model name. Then your postcode in or around LL55. That is enough for a first price.

Common questions in Caernarfon

Do you make good inside after fitting?

Yes, where the quote includes it. Internal finishing usually means lining the reveal with plasterboard, taping or skimming, and fitting trim where it meets the ceiling. Some people prefer their own plasterer or decorator to finish off, which is fine. The written quote spells out exactly where our work stops, so nobody is left guessing about who does what once the unit is in.

What upstand height and roof pitch does walk-on rooflight fitting need?

It depends on the product. Manufacturers usually specify a minimum upstand height above the finished roof surface, and a minimum pitch on the glass so rain runs off. We follow the maker's figures for your unit rather than a rule of thumb. If your existing kerb or roof falls short, we explain the options, such as raising the upstand or choosing a unit with built-in pitch.

Can you fit the walk-on rooflight I bought online?

Yes, fit-only is one of our core services. Send the product link or spec, photos of the roof and rough sizes, and we can usually price it from those. Before fitting we check the delivery for damage, which should be reported to the seller, plus the size against the builder's opening and the upstand height. The product warranty stays with the maker or seller, and our guarantee covers the fitting.
