Guide ranges for supply & fit. Your price is fixed in a written quote after we have seen photos or surveyed. Scaffold, access towers or a crane are priced separately if the job needs them, and building control fees, where a job needs them, are shown as their own line.
Covering EN2 and neighbouring districts
Fitters travel to the job, so the address is what counts. In Enfield that means postcode districts EN2, EN1 and N21, and the same teams can just as easily take on work in Ponders End, about 2 miles away, or Edmonton at roughly 2 miles. Survey and fitting dates are offered according to fitter availability, and travel is built into the quote rather than added later.
What we check on a supplied unit
A damaged delivery is a frequent snag on fit-only work. Before the day, unpack a walk-on rooflight, photograph it, and tell the seller about any cracks or scuffs, because claims are much easier made early. We will also ask for the model or a link, so we can read the maker's instructions and check the builder's opening size and the upstand height it expects. If everything lines up, we fit it. If not, we explain what needs changing first.
What we do on the day
- Unit bedded and fixed so it sits level with the finished surface
- Perimeter joints sealed and the waterproofing lapped as the maker shows
- Engineer's calculations and the unit's loading data checked together
- Non-fragile is not walk-on — We make sure the unit is genuinely designed for foot traffic.
- Weight on delivery day — We plan the delivery and lift before booking any lifting gear or extra hands.
What happens on the day
Arrive and agree the plan. Sheet the floor and furniture. Set up the ladder, tower or scaffold. Check the opening, the upstand or flashing, and the unit against the paperwork. Fix and pack a walk-on rooflight level. Seal it into the roof. Line the reveal or fit the ceiling trim. Clean the glass, clear the waste, and talk you through it. That is the shape of most fitting days, and for this type of job it usually takes one to two days.
Planning, building control and Enfield
Replacing a rooflight in an English home is a controlled fitting: it has to be self-certified by a scheme-registered installer or notified to building control. We are not registered with a competent person scheme, so replacements we fit are notified with a building notice, and the new unit has to meet current energy limits. Adding a new one usually means a building regulations application, because joists or rafters are trimmed. On the planning side, most house rooflights are permitted development if they project 0.15 m or less; on a side slope the glass must be obscured and fixed unless the opening part is over 1.7 m above the floor.
Help us quote accurately
Each detail you send takes a question off our list. Photos inside and out show the opening and the ceiling. Rough measurements tell us the unit size. The roof covering tells us how it will be sealed in. Access notes tell us whether a tower or scaffold is needed. A product link, if you have one, lets us check it against the opening. Your postcode, EN2 or nearby, confirms travel.
Common questions in Enfield
How does payment work?
Payment terms are set out on your written quote before you accept it. Depending on the job, that may mean a deposit, stage payments for larger work, or payment on completion. The contract is with S&K Property Investments and Improvement Ltd, part of the S&K Group. Nothing is added without your agreement: if something unexpected comes up, we discuss it and agree any change before carrying on.
Do you cover Enfield?
Yes. Fitters travel to addresses in Enfield and the surrounding districts, including EN2. We do not run an office there; the survey and the fitting happen at your property. A few island and remote postcodes are covered by arrangement; if yours is one, we confirm travel and dates before quoting.
Can you replace an old dome without redoing the whole roof?
Usually, yes. If the existing kerb is sound, level and tall enough, a new unit can often sit on it with a fresh seal to the roof covering. If the kerb is rotten or too low, we rebuild it and patch the covering around it rather than stripping the whole roof. This is checked at the survey and included in the written quote, so you know the full scope first.
Got a unit waiting to go in, or need one sourced? Either way, start with your Enfield address and a couple of photos.
