What the job costs in Enfield
Onto a ready upstand
Customer-supplied unit up to about 1.5 m², fitted to a prepared kerb, sealed and trimmed
With a new upstand
Insulated timber upstand built, membrane turned up and dressed, unit fitted and sealed
Large or heavy unit
Extra hands or lifting gear, larger openings, fixed or opening units
Guide ranges for labour only — you supply the rooflight. Your price is fixed in a written quote after we have seen photos or surveyed. Scaffold, access towers or a crane are priced separately if the job needs them, and building control fees, where a job needs them, are shown as their own line.
Covering EN2 and neighbouring districts
Jobs across EN2, EN1 and N21 are part of our normal cover for Enfield. We are not an office on the high street. Our fitting teams come out to the property from wherever they are working that week. Neighbouring places such as Ponders End and Edmonton are covered on the same terms, so a house on the edge of town is no harder to book than one in the centre.
Fit-only or supply and fit
A damaged delivery is a frequent snag on fit-only work. Before the day, unpack a rooflight, photograph it, and tell the seller about any cracks or scuffs, because claims are much easier made early. We will also ask for the model or a link, so we can read the maker's instructions and check the builder's opening size and the upstand height it expects. If everything lines up, we fit it. If not, we explain what needs changing first.
What the job includes
- Roof membrane dressed up the kerb and finished under the drip edge
- Upstand height, level and fall checked, and squareness confirmed across the diagonals
- Internal reveal trimmed or lined, with the protective film removed at the end
- Upstand height above the roof — We measure how far the upstand stands above the finished roof surface, including any ballast or walkway.
- Warranty conditions on your unit — We read the warranty terms that came with your rooflight before we fit it.
Fitting your rooflight, step by step
Morning first: the team arrives, introduces itself and walks through the job with you. Dust sheets go down in the room below and along the route in. Then the opening and upstand, or the flashing on a pitched roof, are checked against the unit's measurements. A rooflight goes in, is fixed to the maker's pattern and sealed into the roof covering. Inside, the reveal is finished as quoted. Before leaving, the team clears debris and talks you through what was done. Most jobs of this type take half a day to a day.
Do you need permission in Enfield?
England's rules in short: permitted development usually covers a rooflight on a house roof provided it doesn't stick out more than 0.15 m or rise above the ridge, though a listed building always needs consent and some streets have Article 4 directions. Building regulations apply to new openings, and replacements go through building control; as we are not registered with a competent person scheme, we use a building notice and show the fee on the quote. The energy limit for rooflights in existing homes is 2.2 W/m²K, and the 2026 Approved Document L, in force from 24 March 2027, keeps that figure.
Before you get in touch
Start with your phone. Take a picture of the roof where the unit goes or already sits, then one from inside looking up. Measure what you can, even roughly. Tell us what the roof is covered with and how a fitter would reach it: ladder, garden access or scaffold. Bought it already? Send the link or spec. Add your full postcode, for example in EN2, and we can price it.
Common questions in Enfield
What if my roof opening is the wrong size for the rooflight?
We find out before the fitting day, not on it. If the opening is slightly out, it can usually be adjusted by trimming or by packing out the upstand. If it is a long way off, the choice is between altering the opening and changing the unit. Bear in mind that rooflights are often sold by builder's opening size rather than external size, so check which one your measurement refers to.
Can you fit a rooflight in winter or when it is raining?
Yes, within limits. Cold is less of a problem than wet, because membranes, primers and sealants need a dry surface to bond. We plan fitting days around the forecast and may move a date if heavy rain is due. If the roof has to be opened up, it is not left overnight without a temporary weather seal, so the room below stays dry while the work is finished.
Do you make good inside after fitting?
Yes, where the quote includes it. Internal finishing usually means lining the reveal with plasterboard, taping or skimming, and fitting trim where it meets the ceiling. Some people prefer their own plasterer or decorator to finish off, which is fine. The written quote spells out exactly where our work stops, so nobody is left guessing about who does what once the unit is in.
