Walk-on rooflight installation in Milton Keynes

Rooflight work is weather work. Membranes, primers and sealants all want a dry surface, so a fitting day in Milton Keynes is planned around the forecast rather than pinned to a date regardless of rain. The opening is kept covered whenever it is exposed, and a roof is not left open overnight without a proper temporary seal. That approach applies to every walk-on rooflight we install, from a new opening to a straight swap or a fit-only job. We cover Milton Keynes, the MK9 district and the rest of Buckinghamshire.

Coverage in and around Milton Keynes

Milton Keynes and the districts around it, MK9, MK6 and MK14, all sit inside our working area. So does the ground between Milton Keynes and Newport Pagnell (3 miles), and on towards Bletchley (3 miles). When a fitting team is booked, their travel is already in the quoted price, so it does not turn up as a surprise line on the final bill.

Fit-only or supply and fit

Your unit or ours, the fitting standard is the same. For supply and fit we choose a walk-on rooflight to suit the roof and price it with the installation. For fit-only we work with what you have, after confirming it arrived undamaged, that it matches the builder's opening, and that the upstand will sit at the height the maker asks for. Report any transit damage to the seller, as the product cover is theirs and the maker's. Our written guarantee applies to the fitting itself.

What we do on the day

  • Support frame or upstand prepared to the approved structural design
  • Perimeter joints sealed and the waterproofing lapped as the maker shows
  • Unit bedded and fixed so it sits level with the finished surface
  • Drainage around the glass — We check how water will drain from the terrace around the unit.
  • Structural calculations — We need structural calculations for the glass and its support before a walk-on job goes ahead.

Fitting your walk-on rooflight, step by step

Where a job takes one to two days, the split is usually structural work first and finishing second. Early on, the fitters cut or prepare the opening, trim where needed and prepare the upstand or flashing. Then a walk-on rooflight is lifted in, fixed and made weathertight so the roof is sound before anyone moves inside. Plasterboard, trim and filler for the reveal come after. Each evening the work area is swept, and at the end the glass is cleaned and the team talks you through what was done.

Planning, building control and Milton Keynes

England's rules in short: permitted development usually covers a rooflight on a house roof provided it doesn't stick out more than 0.15 m or rise above the ridge, though a listed building always needs consent and some streets have Article 4 directions. Building regulations apply to new openings, and replacements go through building control; as we are not registered with a competent person scheme, we use a building notice and show the fee on the quote. The energy limit for rooflights in existing homes is 2.2 W/m²K, and the 2026 Approved Document L, in force from 24 March 2027, keeps that figure.

Getting a price from photos

A fast quote needs five things: a photo of the roof from outside, one from the room below, rough sizes of the opening or the space, the roof covering (felt, single-ply, fibreglass, tiles, slate or metal), and a note on access. If you have already bought the unit, add the product link or spec sheet. And give us the postcode, MK9 or a neighbouring district.

Common questions in Milton Keynes

Can you fit the walk-on rooflight I bought online?

Yes, fit-only is one of our core services. Send the product link or spec, photos of the roof and rough sizes, and we can usually price it from those. Before fitting we check the delivery for damage, which should be reported to the seller, plus the size against the builder's opening and the upstand height. The product warranty stays with the maker or seller, and our guarantee covers the fitting.

Do you cover Milton Keynes?

Yes. Fitters travel to addresses in Milton Keynes and the surrounding districts, including MK9. We do not run an office there; the survey and the fitting happen at your property. A few island and remote postcodes are covered by arrangement; if yours is one, we confirm travel and dates before quoting.

How does payment work?

Payment terms are set out on your written quote before you accept it. Depending on the job, that may mean a deposit, stage payments for larger work, or payment on completion. The contract is with S&K Property Investments and Improvement Ltd, part of the S&K Group. Nothing is added without your agreement: if something unexpected comes up, we discuss it and agree any change before carrying on.
