Rooflight upstands & kerbs in Cannock

An upstand is the timber kerb a flat-roof rooflight sits on, and most fitting problems start there. Each maker sets the kerb size, the minimum height above the finished roof and whether the kerb should be level or built to a fall. We build upstands in Cannock to those figures for the rooflight you have chosen, insulate the faces that need it and dress the roof membrane up and over so the kerb is weathertight. Every job is quoted in writing first.

Areas around Cannock we cover

Jobs across WS11, WS12 and WS6 are part of our normal cover for Cannock. We are not an office on the high street. Our fitting teams come out to the property from wherever they are working that week. Neighbouring places such as Great Wyrley and Burntwood are covered on the same terms, so a house on the edge of town is no harder to book than one in the centre.

Included in the work

  • Insulation fitted to the upstand faces to limit heat loss
  • Height set above the finished roof to the maker's stated minimum
  • Fall built into the kerb where the rooflight needs one
  • Energy limit for site-built kerbs — We insulate upstands to meet the limit for site-built upstands, which is 0.35 W/m²K in England and Wales.
  • Height above the finished roof — We set the upstand so it stands at least 150 mm above the finished roof, measured from the top of any ballast, paving or walkway.

Fitting your rooflight upstand, step by step

The fitters measure twice before cutting: the opening, the rooflight's kerb size and the finished roof level. The kerb is built, packed level or to the maker's fall, insulated and weathered into the roof covering. You are left with an upstand ready for the rooflight, and a note of the sizes it was built to.

Planning and building rules in England

Two sets of rules matter in England. Planning: a rooflight on a house is normally permitted development if it projects no more than 0.15 m and stays below the highest part of the roof, but flats, listed buildings and Article 4 areas need checking. Building regulations: new openings need approval for the structure and energy performance, and a replacement is a controlled fitting. We are not registered with a competent person scheme, so we notify replacements to building control with a building notice and put the council's fee on the quote.

Getting a price from photos

What we cannot see, we have to guess, and guesses make quotes wider. So the more you send, the tighter the price. Useful: shots from the roof or garden, shots from the room underneath, a rough width and length, the roof finish, any access problems, and the product page if you have already ordered. Add the property postcode around WS11 and we will come back with a quote or a survey date.

Common questions in Cannock

Can you fit a rooflight in winter or when it is raining?

Yes, within limits. Cold is less of a problem than wet, because membranes, primers and sealants need a dry surface to bond. We plan fitting days around the forecast and may move a date if heavy rain is due. If the roof has to be opened up, it is not left overnight without a temporary weather seal, so the room below stays dry while the work is finished.

How does payment work?

Payment terms are set out on your written quote before you accept it. Depending on the job, that may mean a deposit, stage payments for larger work, or payment on completion. The contract is with S&K Property Investments and Improvement Ltd, part of the S&K Group. Nothing is added without your agreement: if something unexpected comes up, we discuss it and agree any change before carrying on.

Can you remove and dispose of the old rooflight?

Yes. Taking out the old unit is part of any replacement job, and it leaves with the rest of the waste unless you ask to keep it. Old domes, glass and frames go through proper waste routes. If removal turns up a rotten kerb or damaged decking, we show you what we have found and agree the repair with you before going any further.
