Rooflight upstands & kerbs in Walkden

An upstand is the timber kerb a flat-roof rooflight sits on, and most fitting problems start there. Each maker sets the kerb size, the minimum height above the finished roof and whether the kerb should be level or built to a fall. We build upstands in Walkden to those figures for the rooflight you have chosen, insulate the faces that need it and dress the roof membrane up and over so the kerb is weathertight. Every job is quoted in writing first.

Where our fitters travel

Covering Walkden means covering the people who live and work there, not a single postcode. We take on domestic and commercial jobs in M28, M38 and BL4, and are happy to quote further out in Farnworth and Swinton. If your address sits between towns, tell us and we will confirm whether it falls in our normal area or needs travel set out separately on the quote.

Included in the work

  • Fall built into the kerb where the rooflight needs one
  • Height set above the finished roof to the maker's stated minimum
  • Roof membrane turned up, bonded and finished at the kerb top
  • Energy limit for site-built kerbs — We insulate upstands to meet the limit for site-built upstands, which is 0.35 W/m²K in England and Wales.
  • Size tolerance on the kerb — We build kerbs to a tight tolerance because rooflight glass is made to order and cannot be trimmed on site.

What happens on the day

Building an upstand starts with the rooflight's own drawing: its kerb size, height above the finished roof and fall. The team sets the timber out to those figures, checks the diagonals, insulates the outer faces and dresses the membrane up and over. If the rooflight is going on the same day, it is fitted next; if not, the kerb is protected until it does.

Regulations for Walkden properties

Replacing a rooflight in an English home is a controlled fitting: it has to be self-certified by a scheme-registered installer or notified to building control. We are not registered with a competent person scheme, so replacements we fit are notified with a building notice, and the new unit has to meet current energy limits. Adding a new one usually means a building regulations application, because joists or rafters are trimmed. On the planning side, most house rooflights are permitted development if they project 0.15 m or less; on a side slope the glass must be obscured and fixed unless the opening part is over 1.7 m above the floor.

Getting a price from photos

What we cannot see, we have to guess, and guesses make quotes wider. So the more you send, the tighter the price. Useful: shots from the roof or garden, shots from the room underneath, a rough width and length, the roof finish, any access problems, and the product page if you have already ordered. Add the property postcode around M28 and we will come back with a quote or a survey date.

Common questions in Walkden

Do you cover Walkden?

Yes. Fitters travel to addresses in Walkden and the surrounding districts, including M28. We do not run an office there; the survey and the fitting happen at your property. A few island and remote postcodes are covered by arrangement; if yours is one, we confirm travel and dates before quoting.

Do you make good inside after fitting?

Yes, where the quote includes it. Internal finishing usually means lining the reveal with plasterboard, taping or skimming, and fitting trim where it meets the ceiling. Some people prefer their own plasterer or decorator to finish off, which is fine. The written quote spells out exactly where our work stops, so nobody is left guessing about who does what once the unit is in.

Does a rooflight need building regulations approval?

A new opening usually needs building regulations approval. A replacement is a controlled fitting: it must be self-certified by an installer registered with a competent person scheme or notified to building control. We are not registered with a scheme, so replacements we fit are notified to building control with a building notice, and the council's fee is shown on your quote.
