Rooflight upstands & kerbs in Islington

An upstand is the timber kerb a flat-roof rooflight sits on, and most fitting problems start there. Each maker sets the kerb size, the minimum height above the finished roof and whether the kerb should be level or built to a fall. We build upstands in Islington to those figures for the rooflight you have chosen, insulate the faces that need it and dress the roof membrane up and over so the kerb is weathertight. Every job is quoted in writing first.

Covering N1 and neighbouring districts

Fitters travel to the job, so the address is what counts. In Islington that means postcode districts N1, EC1V and EC1R, and the same teams can just as easily take on work in Highbury, about 1 mile away, or Holloway at roughly 1 mile. Survey and fitting dates are offered according to fitter availability, and travel is built into the quote rather than added later.

What the job includes

  • Height set above the finished roof to the maker's stated minimum
  • Diagonals measured so the kerb is square before anything sits on it
  • Insulation fitted to the upstand faces to limit heat loss
  • Energy limit for site-built kerbs — We insulate upstands to meet the limit for site-built upstands, which is 0.35 W/m²K in England and Wales.
  • Size tolerance on the kerb — We build kerbs to a tight tolerance because rooflight glass is made to order and cannot be trimmed on site.

A typical installation day

Building an upstand starts with the rooflight's own drawing: its kerb size, height above the finished roof and fall. The team sets the timber out to those figures, checks the diagonals, insulates the outer faces and dresses the membrane up and over. If the rooflight is going on the same day, it is fitted next; if not, the kerb is protected until it does.

Planning, building control and Islington

Replacing a rooflight in an English home is a controlled fitting: it has to be self-certified by a scheme-registered installer or notified to building control. We are not registered with a competent person scheme, so replacements we fit are notified with a building notice, and the new unit has to meet current energy limits. Adding a new one usually means a building regulations application, because joists or rafters are trimmed. On the planning side, most house rooflights are permitted development if they project 0.15 m or less; on a side slope the glass must be obscured and fixed unless the opening part is over 1.7 m above the floor.

What to send for a quick quote

What we cannot see, we have to guess, and guesses make quotes wider. So the more you send, the tighter the price. Useful: shots from the roof or garden, shots from the room underneath, a rough width and length, the roof finish, any access problems, and the product page if you have already ordered. Add the property postcode around N1 and we will come back with a quote or a survey date.

Common questions in Islington

How does payment work?

Payment terms are set out on your written quote before you accept it. Depending on the job, that may mean a deposit, stage payments for larger work, or payment on completion. The contract is with S&K Property Investments and Improvement Ltd, part of the S&K Group. Nothing is added without your agreement: if something unexpected comes up, we discuss it and agree any change before carrying on.

Do you make good inside after fitting?

Yes, where the quote includes it. Internal finishing usually means lining the reveal with plasterboard, taping or skimming, and fitting trim where it meets the ceiling. Some people prefer their own plasterer or decorator to finish off, which is fine. The written quote spells out exactly where our work stops, so nobody is left guessing about who does what once the unit is in.

Do you need scaffolding to fit a rooflight?

Not always. Single-storey roofs can often be reached safely with ladders, a tower or edge protection. Higher roofs, steep pitches and large units usually need scaffold or a mobile platform, and heavy glass may need a crane. We assess access from your photos or at the survey, and any scaffold or lifting cost is shown as its own line on the written quote.
