Rooflight upstands & kerbs in Greenwich

Replacing an old dome or a failed rooflight often means the kerb underneath has to change too: it may be rotten, too low for the new unit or the wrong size. We strip back what is needed, build a new upstand in Greenwich to the new unit's dimensions, insulate it and dress the roof covering up to it. Where only part of the kerb has failed, we say so and price the smaller repair. The scope is set out in a written quote before work starts.

Coverage in and around Greenwich

Greenwich and the districts around it, SE10, SE8 and SE14, all sit inside our working area. So does the ground between Greenwich and Lewisham (1 mile), and on towards New Cross (1 mile). When a fitting team is booked, their travel is already in the quoted price, so it does not turn up as a surprise line on the final bill.

Included in the work

  • Fall built into the kerb where the rooflight needs one
  • Roof membrane turned up, bonded and finished at the kerb top
  • Kerb sized from the maker's drawing, internal and external dimensions both checked
  • Roof covering compatibility — We check what the roof is covered in before choosing how the membrane meets the kerb.
  • Height above the finished roof — We set the upstand so it stands at least 150 mm above the finished roof, measured from the top of any ballast, paving or walkway.

From arrival to clean-up

The fitters measure twice before cutting: the opening, the rooflight's kerb size and the finished roof level. The kerb is built, packed level or to the maker's fall, insulated and weathered into the roof covering. You are left with an upstand ready for the rooflight, and a note of the sizes it was built to.

Regulations for Greenwich properties

Two sets of rules matter in England. Planning: a rooflight on a house is normally permitted development if it projects no more than 0.15 m and stays below the highest part of the roof, but flats, listed buildings and Article 4 areas need checking. Building regulations: new openings need approval for the structure and energy performance, and a replacement is a controlled fitting. We are not registered with a competent person scheme, so we notify replacements to building control with a building notice and put the council's fee on the quote.

Help us quote accurately

What we cannot see, we have to guess, and guesses make quotes wider. So the more you send, the tighter the price. Useful: shots from the roof or garden, shots from the room underneath, a rough width and length, the roof finish, any access problems, and the product page if you have already ordered. Add the property postcode around SE10 and we will come back with a quote or a survey date.

Common questions in Greenwich

Can you remove and dispose of the old rooflight?

Yes. Taking out the old unit is part of any replacement job, and it leaves with the rest of the waste unless you ask to keep it. Old domes, glass and frames go through proper waste routes. If removal turns up a rotten kerb or damaged decking, we show you what we have found and agree the repair with you before going any further.

Do I need planning permission for a rooflight in Greenwich?

Often not. Many rooflights fall under permitted development, provided they do not project beyond the national limit and meet the other conditions that apply in England. Conservation areas, listed buildings and some flats are different and may need consent. Because the rules depend on the property, we confirm what is likely to apply at your address and point you to the planning authority where an application is needed.

Can you fit a rooflight in winter or when it is raining?

Yes, within limits. Cold is less of a problem than wet, because membranes, primers and sealants need a dry surface to bond. We plan fitting days around the forecast and may move a date if heavy rain is due. If the roof has to be opened up, it is not left overnight without a temporary weather seal, so the room below stays dry while the work is finished.
