Guide ranges for labour and materials, rooflight not included. Your price is fixed in a written quote after we have seen photos or surveyed. Scaffold, access towers or a crane are priced separately if the job needs them, and building control fees, where a job needs them, are shown as their own line.
Is your address covered?
Jobs across BS15, BS30 and BS16 are part of our normal cover for Kingswood. We are not an office on the high street. Our fitting teams come out to the property from wherever they are working that week. Neighbouring places such as Mangotsfield and Keynsham are covered on the same terms, so a house on the edge of town is no harder to book than one in the centre.
On the day, we cover
- Insulation fitted to the upstand faces to limit heat loss
- Fall built into the kerb where the rooflight needs one
- Kerb sized from the maker's drawing, internal and external dimensions both checked
- Size tolerance on the kerb — We build kerbs to a tight tolerance because rooflight glass is made to order and cannot be trimmed on site.
- Roof covering compatibility — We check what the roof is covered in before choosing how the membrane meets the kerb.
From arrival to clean-up
Building an upstand starts with the rooflight's own drawing: its kerb size, height above the finished roof and fall. The team sets the timber out to those figures, checks the diagonals, insulates the outer faces and dresses the membrane up and over. If the rooflight is going on the same day, it is fitted next; if not, the kerb is protected until it does.
Do you need permission in Kingswood?
In England, a new rooflight opening generally needs building regulations approval because the roof structure is altered and the glazing must meet energy rules: 2.2 W/m²K for a rooflight in an existing home, or 1.4 W/m²K (or WER Band B) for a roof window. Planning is often not needed on a house: permitted development covers rooflights that stand no more than 0.15 m proud of the roof slope and sit below the highest part of the roof. Flats, listed buildings and areas with an Article 4 direction are different, so we check your address first.
What to send for a quick quote
What we cannot see, we have to guess, and guesses make quotes wider. So the more you send, the tighter the price. Useful: shots from the roof or garden, shots from the room underneath, a rough width and length, the roof finish, any access problems, and the product page if you have already ordered. Add the property postcode around BS15 and we will come back with a quote or a survey date.
Common questions in Kingswood
Do you make good inside after fitting?
Yes, where the quote includes it. Internal finishing usually means lining the reveal with plasterboard, taping or skimming, and fitting trim where it meets the ceiling. Some people prefer their own plasterer or decorator to finish off, which is fine. The written quote spells out exactly where our work stops, so nobody is left guessing about who does what once the unit is in.
Can you remove and dispose of the old rooflight?
Yes. Taking out the old unit is part of any replacement job, and it leaves with the rest of the waste unless you ask to keep it. Old domes, glass and frames go through proper waste routes. If removal turns up a rotten kerb or damaged decking, we show you what we have found and agree the repair with you before going any further.
Do you cover Kingswood?
Yes. Fitters travel to addresses in Kingswood and the surrounding districts, including BS15. We do not run an office there; the survey and the fitting happen at your property. A few island and remote postcodes are covered by arrangement; if yours is one, we confirm travel and dates before quoting.
Get in touch with the details of your Kingswood property and we will explain what the job involves and what it costs.
