Rooflight replacement in Edinburgh

If the replacement rooflight on your roof now is misted, discoloured, cracked or letting water in, replacing it is often simpler than people expect. The old unit comes out, we inspect the kerb or frame underneath, and we decide with you whether it can be reused or needs rebuilding. Then the new one goes in, sealed to the roof covering and finished inside. We handle this kind of rooflight replacement in Edinburgh and nearby, alongside new openings and fit-only work. Postcode EH2 and its neighbours are all within our cover.

Coverage in and around Edinburgh

Our fitters come to you. For Edinburgh that covers EH2, EH3 and EH1, plus nearby Musselburgh and Bonnyrigg. We do not keep a yard or showroom in the area, and you do not need to visit one. The survey happens at your property or, for fit-only work, from the photos you send. Dates follow fitter availability, which we confirm when you accept the quote.

Buying your own, or letting us supply

Your unit or ours, the fitting standard is the same. For supply and fit we choose a replacement rooflight to suit the roof and price it with the installation. For fit-only we work with what you have, after confirming it arrived undamaged, that it matches the builder's opening, and that the upstand will sit at the height the maker asks for. Report any transit damage to the seller, as the product cover is theirs and the maker's. Our written guarantee applies to the fitting itself.

On the day, we cover

  • Internal reveal made good where the old trim or plaster was damaged
  • Kerb inspected for rot, height, level and fall once the old unit is off
  • Packers, an adaptor or a new insulated upstand where the old kerb falls short
  • Is the kerb worth keeping? — We decide whether the existing kerb can stay only after checking it for rot, height and squareness.
  • Energy rules for the new unit — We make sure the replacement meets the current energy limit, not just the old unit's performance.

A typical installation day

Protection comes before tools. Floors, furniture and stairs get covered, and the ceiling below the opening is sheeted to catch dust. Up top, the fitters confirm the opening is square and the upstand or flashing suits what the maker specifies. Fixing follows, then weather-sealing into the membrane, felt or tiles. Only once the roof is tight do they turn to the internal reveal. Time on site for a replacement rooflight: one day, weather permitting.

Planning, building warrants and Edinburgh

In Scotland a new rooflight needs a building warrant before work starts. A like-for-like replacement including the frame is exempt from a warrant but must meet current standards, so the glazing has to reach 1.6 W/m²K or better. For planning, rooflights on houses outside conservation areas can often go ahead under permitted development, but it is worth confirming with the planning authority.

What to send for a quick quote

Start with your phone. Take a picture of the roof where the unit goes or already sits, then one from inside looking up. Measure what you can, even roughly. Tell us what the roof is covered with and how a fitter would reach it: ladder, garden access or scaffold. Bought it already? Send the link or spec. Add your full postcode, for example in EH2, and we can price it.

Common questions in Edinburgh

Do you make good inside after fitting?

Yes, where the quote includes it. Internal finishing usually means lining the reveal with plasterboard, taping or skimming, and fitting trim where it meets the ceiling. Some people prefer their own plasterer or decorator to finish off, which is fine. The written quote spells out exactly where our work stops, so nobody is left guessing about who does what once the unit is in.

Can you fit the replacement rooflight I bought online?

Yes, fit-only is one of our core services. Send the product link or spec, photos of the roof and rough sizes, and we can usually price it from those. Before fitting we check the delivery for damage, which should be reported to the seller, plus the size against the builder's opening and the upstand height. The product warranty stays with the maker or seller, and our guarantee covers the fitting.

Does a rooflight need a building warrant?

In Scotland a new rooflight needs a building warrant from the council before work starts. Replacing a rooflight complete with its frame doesn't need a warrant, but the new unit must meet the building standards in full, including 1.6 W/m²K. We confirm which applies to your job before you commit.

Tell us your postcode, EH2 or close by, and what you want fitted. We will reply with the next steps and a quote.
