Is your address covered?
Covering Bangor means covering the people who live and work there, not a single postcode. We take on domestic and commercial jobs in BT20, BT19 and BT21, and are happy to quote further out in Newtownards and Carrickfergus. If your address sits between towns, tell us and we will confirm whether it falls in our normal area or needs travel set out separately on the quote.
What we do on the day
- Upstands built by us where you would rather not
- Upstands checked for size, height, level and square
- Pitched roof windows fitted with their flashing kits
- Deliveries and damage — We check delivered units against the schedule before fitting.
- Programme and access — We confirm site access, lifting arrangements and working hours before the visit.
A typical installation day
On the day, you need to be in at the start and at the end. In between, the fitters get on with it. They will want the room below cleared where possible, a parking spot if you have one, and somewhere to set the unit down safely. After checking the opening and the upstand or flashing, they fix a rooflight, seal it and finish the inside. Packaging and any old unit leave with them unless the quote says otherwise.
Planning and building rules in Northern Ireland
Northern Ireland's building regulations set a minimum of WER Band C or 1.6 W/m²K for rooflights and roof windows in existing homes, assessed under Technical Booklet F1. New openings involve trimming the roof structure, so expect a building control application. Many house rooflights don't need planning permission, but conservation areas and listed buildings are excluded, and side windows near a boundary have obscure-glazing rules. We confirm what applies.
Before you get in touch
Each detail you send takes a question off our list. Photos inside and out show the opening and the ceiling. Rough measurements tell us the unit size. The roof covering tells us how it will be sealed in. Access notes tell us whether a tower or scaffold is needed. A product link, if you have one, lets us check it against the opening. Your postcode, BT20 or nearby, confirms travel.
Common questions in Bangor
Do you need scaffolding to fit a rooflight?
Not always. Single-storey roofs can often be reached safely with ladders, a tower or edge protection. Higher roofs, steep pitches and large units usually need scaffold or a mobile platform, and heavy glass may need a crane. We assess access from your photos or at the survey, and any scaffold or lifting cost is shown as its own line on the written quote.
What is included in the price?
The written quote lists it line by line. Typically that covers fitting labour, fixings, sealants, membrane or flashing materials, any upstand work, internal finishing if agreed, and taking away the waste. For supply and fit, the unit itself is included too. Scaffold, lifting gear and any third-party fees, where needed, are shown separately so you can see what each part of the job costs.
What if my roof opening is the wrong size for the rooflight?
We find out before the fitting day, not on it. If the opening is slightly out, it can usually be adjusted by trimming or by packing out the upstand. If it is a long way off, the choice is between altering the opening and changing the unit. Bear in mind that rooflights are often sold by builder's opening size rather than external size, so check which one your measurement refers to.
