Guide ranges for labour only, ex VAT for trade accounts. Your price is fixed in a written quote after we have seen photos or surveyed. Scaffold, access towers or a crane are priced separately if the job needs them, and building control fees, where a job needs them, are shown as their own line.
Coverage in and around Banbridge
If you also own a property or a business unit in Craigavon, Portadown or Newry, that is no problem. We can survey and quote both, and where it suits, line the fitting days up together. Every address is reached by fitters travelling to it from their current jobs, and BT32, BT25 and BT31 sit comfortably within that pattern.
On the day, we cover
- Roof lanterns assembled and glazed on your upstand
- Flat rooflights fitted, sealed and trimmed on your kerbs
- Upstands checked for size, height, level and square
- Building control sign-off — We agree with you how building control is handled before fitting.
- Deliveries and damage — We check delivered units against the schedule before fitting.
From arrival to clean-up
Fitting days start with a look at the sky. If rain is due, the order of work changes so the roof is never left open to it. A typical day for a rooflight runs like this: set up access, protect the room, open up the roof or prepare the existing kerb or frame, check sizes, fix, seal, then finish inside. On jobs that take more than a day, the opening is weather-sealed overnight. The last hour goes on tidying, waste removal and a walk-round with you.
Regulations for Banbridge properties
For a home in Northern Ireland, check planning first: rooflights are excluded from permitted development in conservation areas and within the curtilage of listed buildings, and elsewhere must keep 0.5 m clear of the ridge, eaves and verges. Then building control: a new opening alters the roof structure, so expect a building control application and confirm with your council, and the glazing must achieve WER Band C or 1.6 W/m²K. We check both for your address before quoting.
Details that speed up your quote
Each detail you send takes a question off our list. Photos inside and out show the opening and the ceiling. Rough measurements tell us the unit size. The roof covering tells us how it will be sealed in. Access notes tell us whether a tower or scaffold is needed. A product link, if you have one, lets us check it against the opening. Your postcode, BT32 or nearby, confirms travel.
Common questions in Banbridge
Do you cover Banbridge?
Yes. Fitters travel to addresses in Banbridge and the surrounding districts, including BT32. We do not run an office there; the survey and the fitting happen at your property. A few island and remote postcodes are covered by arrangement; if yours is one, we confirm travel and dates before quoting.
Who deals with building control on trade jobs?
On new-build and extension work the rooflights usually sit within your approval or warrant. On replacements in homes in England and Wales we agree up front who notifies building control; we are not registered with a competent person scheme, so we cannot self-certify.
Can you fit a rooflight in winter or when it is raining?
Yes, within limits. Cold is less of a problem than wet, because membranes, primers and sealants need a dry surface to bond. We plan fitting days around the forecast and may move a date if heavy rain is due. If the roof has to be opened up, it is not left overnight without a temporary weather seal, so the room below stays dry while the work is finished.
