Sun tunnel installation in Great Yarmouth

Rooflight work is weather work. Membranes, primers and sealants all want a dry surface, so a fitting day in Great Yarmouth is planned around the forecast rather than pinned to a date regardless of rain. The opening is kept covered whenever it is exposed, and a roof is not left open overnight without a proper temporary seal. That approach applies to every sun tunnel we install, from a new opening to a straight swap or a fit-only job. We cover Great Yarmouth, the NR30 district and the rest of Norfolk.

Fitting across Great Yarmouth and nearby

Covering Great Yarmouth means covering the people who live and work there, not a single postcode. We take on domestic and commercial jobs in NR30, NR31 and NR29, and are happy to quote further out in Lowestoft and Norwich. If your address sits between towns, tell us and we will confirm whether it falls in our normal area or needs travel set out separately on the quote.

Already bought your unit?

There are two ways to do this. Supply and fit means we source a sun tunnel that suits your roof and install it, so one company answers for both the product choice and the fitting. Fit-only means you buy the unit and we install it. With fit-only, the product warranty stays with the maker or seller, and our written guarantee covers the fitting work. Both routes get the same checks on the opening, the upstand and the maker's instructions before anything is fixed.

Included in the work

  • Route through the loft checked for joists, cables and pipes
  • Roof opening cut and the flashing fitted to tiles, slates or a flat-roof kit
  • Dome fixed and sealed on top of the flashing
  • Flat or pitched roof kit — We confirm the roof type and covering before ordering the kit.
  • Length and bends in the tube — We plan the shortest, straightest route we can between the roof and the ceiling.

Fitting your sun tunnel, step by step

On the day, you need to be in at the start and at the end. In between, the fitters get on with it. They will want the room below cleared where possible, a parking spot if you have one, and somewhere to set the unit down safely. After checking the opening and the upstand or flashing, they fix a sun tunnel, seal it and finish the inside. Packaging and any old unit leave with them unless the quote says otherwise.

Planning and building rules in England

Two sets of rules matter in England. Planning: a rooflight on a house is normally permitted development if it projects no more than 0.15 m and stays below the highest part of the roof, but flats, listed buildings and Article 4 areas need checking. Building regulations: new openings need approval for the structure and energy performance, and a replacement is a controlled fitting. We are not registered with a competent person scheme, so we notify replacements to building control with a building notice and put the council's fee on the quote.

What to send for a quick quote

What we cannot see, we have to guess, and guesses make quotes wider. So the more you send, the tighter the price. Useful: shots from the roof or garden, shots from the room underneath, a rough width and length, the roof finish, any access problems, and the product page if you have already ordered. Add the property postcode around NR30 and we will come back with a quote or a survey date.

Common questions in Great Yarmouth

Will my new sun tunnel leak?

A correctly fitted unit should not. Leaks usually trace back to the detail around the frame: an upstand that is too low, a membrane or flashing that is not dressed properly, sealant applied to a damp surface, or water ponding against the kerb. We fit to the maker's instructions and check each of those points. The fitting carries a written workmanship guarantee, with its terms set out on your quote.

Can you remove and dispose of the old rooflight?

Yes. Taking out the old unit is part of any replacement job, and it leaves with the rest of the waste unless you ask to keep it. Old domes, glass and frames go through proper waste routes. If removal turns up a rotten kerb or damaged decking, we show you what we have found and agree the repair with you before going any further.

How does payment work?

Payment terms are set out on your written quote before you accept it. Depending on the job, that may mean a deposit, stage payments for larger work, or payment on completion. The contract is with S&K Property Investments and Improvement Ltd, part of the S&K Group. Nothing is added without your agreement: if something unexpected comes up, we discuss it and agree any change before carrying on.
