Vent swap
Like-for-like certified vent and actuator, connected to the existing controls and commissioned by a smoke-control specialist
Vent with new controls
Vent plus new control panel and detection, commissioned by a smoke-control specialist
Multiple vents
Several stairwells or larger systems, priced from a survey
Guide ranges for supply & fit; controls and commissioning by a smoke-control specialist. Your price is fixed in a written quote after we have seen photos or surveyed. Scaffold, access towers or a crane are priced separately if the job needs them, and building control fees, where a job needs them, are shown as their own line.
Where our fitters travel
Distance is rarely the deciding factor. A roof in Stoke-on-Trent, 2 miles from Newcastle-under-Lyme, gets the same survey, the same written quote and the same fitting process as one in ST5, ST4 and ST1. What changes the price is the job itself: size of unit, roof type, access and lifting. Longton, around 4 miles out, is treated the same way.
Included in the work
- Existing vent, actuator and upstand surveyed with the specialist
- Old vent removed with the stairwell kept protected below
- Upstand checked, adapted or rebuilt to the vent maker's drawing
- Controls and backup power — We confirm the controls, detection and backup power are being dealt with by a specialist.
- Upstand and weathering — We check the upstand suits the new vent and that the roof around it is sound.
From arrival to clean-up
On the day, you need to be in at the start and at the end. In between, the fitters get on with it. They will want the room below cleared where possible, a parking spot if you have one, and somewhere to set the unit down safely. After checking the opening and the upstand or flashing, they fix a smoke vent rooflight, seal it and finish the inside. Packaging and any old unit leave with them unless the quote says otherwise.
Planning and building rules in England
A replacement smoke vent in England has to keep the free area and performance the building's fire strategy relies on, using a vent certified to BS EN 12101-2 with its actuator and backup power. We fit the vent and do the roof work; a smoke-control specialist connects and commissions the controls, and we confirm whether building control needs to be notified.
Before you get in touch
Each detail you send takes a question off our list. Photos inside and out show the opening and the ceiling. Rough measurements tell us the unit size. The roof covering tells us how it will be sealed in. Access notes tell us whether a tower or scaffold is needed. A product link, if you have one, lets us check it against the opening. Your postcode, ST5 or nearby, confirms travel.
Common questions in Newcastle-under-Lyme
Do commercial rooflights need planning permission?
Like-for-like replacements on commercial buildings rarely need planning permission. New or larger rooflights on non-domestic buildings and blocks of flats usually need checking with the planning authority, because householder permitted development rights don't apply. We tell you what we know about your building and point you to the right team.
How long does fitting take?
Fitting a smoke vent rooflight into an existing, correctly sized opening is often a day's work. New openings take longer, because joists or rafters need trimming, an upstand or flashing has to be built or fitted, and the inside needs finishing. Large units that need lifting gear, and days lost to rain, can stretch things further. Your written quote gives a realistic estimate for your roof.
Do you need scaffolding to fit a rooflight?
Not always. Single-storey roofs can often be reached safely with ladders, a tower or edge protection. Higher roofs, steep pitches and large units usually need scaffold or a mobile platform, and heavy glass may need a crane. We assess access from your photos or at the survey, and any scaffold or lifting cost is shown as its own line on the written quote.
