Sliding rooflight installation in Ewell

Rooflight work is weather work. Membranes, primers and sealants all want a dry surface, so a fitting day in Ewell is planned around the forecast rather than pinned to a date regardless of rain. The opening is kept covered whenever it is exposed, and a roof is not left open overnight without a proper temporary seal. That approach applies to every sliding rooflight we install, from a new opening to a straight swap or a fit-only job. We cover Ewell, the KT17 district and the rest of Surrey.

Areas around Ewell we cover

Jobs across KT17, KT19 and KT18 are part of our normal cover for Ewell. We are not an office on the high street. Our fitting teams come out to the property from wherever they are working that week. Neighbouring places such as Epsom and Worcester Park are covered on the same terms, so a house on the edge of town is no harder to book than one in the centre.

Fit-only or supply and fit

Supply and fit tends to suit people who would rather not pick a unit from a catalogue. We look at the roof, the opening and how you use the room, then put a sliding rooflight on the quote that fits all three. Fit-only suits people who already know what they want, or have one on site. We are happy with either. The difference is who stands behind what: on fit-only, the maker or retailer covers the product, and our workmanship guarantee covers the installation.

Included in the work

  • Upstand checked for strength, square and level along its full length
  • Full open and close cycle checked before handover
  • Frame fixed and weathered with the membrane dressed up the kerb
  • Power and safety stops — We confirm the power supply and the safety features before fitting day.
  • Guarding on the terrace — We look at how the roof terrace will be guarded before the rooflight is fitted.

Fitting your sliding rooflight, step by step

On the day, you need to be in at the start and at the end. In between, the fitters get on with it. They will want the room below cleared where possible, a parking spot if you have one, and somewhere to set the unit down safely. After checking the opening and the upstand or flashing, they fix a sliding rooflight, seal it and finish the inside. Packaging and any old unit leave with them unless the quote says otherwise.

Planning, building control and Ewell

Two sets of rules matter in England. Planning: a rooflight on a house is normally permitted development if it projects no more than 0.15 m and stays below the highest part of the roof, but flats, listed buildings and Article 4 areas need checking. Building regulations: new openings need approval for the structure and energy performance, and a replacement is a controlled fitting. We are not registered with a competent person scheme, so we notify replacements to building control with a building notice and put the council's fee on the quote.

What to send for a quick quote

For fit-only work, the product details matter most: the link, the spec sheet, or a photo of the label on the box. Alongside that, send pictures of the roof and the ceiling below, approximate opening sizes, the type of roof covering, and how someone would get onto the roof. For supply and fit, the same photos and sizes do the job. Finish with your postcode, such as KT17.

Common questions in Ewell

Do you need scaffolding to fit a rooflight?

Not always. Single-storey roofs can often be reached safely with ladders, a tower or edge protection. Higher roofs, steep pitches and large units usually need scaffold or a mobile platform, and heavy glass may need a crane. We assess access from your photos or at the survey, and any scaffold or lifting cost is shown as its own line on the written quote.

How does payment work?

Payment terms are set out on your written quote before you accept it. Depending on the job, that may mean a deposit, stage payments for larger work, or payment on completion. The contract is with S&K Property Investments and Improvement Ltd, part of the S&K Group. Nothing is added without your agreement: if something unexpected comes up, we discuss it and agree any change before carrying on.

Do you make good inside after fitting?

Yes, where the quote includes it. Internal finishing usually means lining the reveal with plasterboard, taping or skimming, and fitting trim where it meets the ceiling. Some people prefer their own plasterer or decorator to finish off, which is fine. The written quote spells out exactly where our work stops, so nobody is left guessing about who does what once the unit is in.

Tell us your postcode, KT17 or close by, and what you want fitted. We will reply with the next steps and a quote.
