Coverage in and around Grays
Distance is rarely the deciding factor. A roof in Swanscombe, 2 miles from Grays, gets the same survey, the same written quote and the same fitting process as one in RM17, RM16 and RM20. What changes the price is the job itself: size of unit, roof type, access and lifting. South Ockendon, around 3 miles out, is treated the same way.
Already bought your unit?
Your unit or ours, the fitting standard is the same. For supply and fit we choose a sliding rooflight to suit the roof and price it with the installation. For fit-only we work with what you have, after confirming it arrived undamaged, that it matches the builder's opening, and that the upstand will sit at the height the maker asks for. Report any transit damage to the seller, as the product cover is theirs and the maker's. Our written guarantee applies to the fitting itself.
Included in the work
- Full open and close cycle checked before handover
- Lifting plan for the unit, often with gear booked for the day
- Controls, sensors and any safety stop set up and tested
- Planning for a roof terrace — We flag early whether planning may be needed for the work around the rooflight.
- What the glass slides over — We check the area the glass will cover when open before deciding where the unit goes.
How a fitting day runs
Fitting days start with a look at the sky. If rain is due, the order of work changes so the roof is never left open to it. A typical day for a sliding rooflight runs like this: set up access, protect the room, open up the roof or prepare the existing kerb or frame, check sizes, fix, seal, then finish inside. On jobs that take more than a day, the opening is weather-sealed overnight. The last hour goes on tidying, waste removal and a walk-round with you.
Planning, building control and Grays
Two sets of rules matter in England. Planning: a rooflight on a house is normally permitted development if it projects no more than 0.15 m and stays below the highest part of the roof, but flats, listed buildings and Article 4 areas need checking. Building regulations: new openings need approval for the structure and energy performance, and a replacement is a controlled fitting. We are not registered with a competent person scheme, so we notify replacements to building control with a building notice and put the council's fee on the quote.
Getting a price from photos
For fit-only work, the product details matter most: the link, the spec sheet, or a photo of the label on the box. Alongside that, send pictures of the roof and the ceiling below, approximate opening sizes, the type of roof covering, and how someone would get onto the roof. For supply and fit, the same photos and sizes do the job. Finish with your postcode, such as RM17.
Common questions in Grays
How long does fitting take?
Fitting a sliding rooflight into an existing, correctly sized opening is often a day's work. New openings take longer, because joists or rafters need trimming, an upstand or flashing has to be built or fitted, and the inside needs finishing. Large units that need lifting gear, and days lost to rain, can stretch things further. Your written quote gives a realistic estimate for your roof.
What upstand height and roof pitch does sliding rooflight fitting need?
It depends on the product. Manufacturers usually specify a minimum upstand height above the finished roof surface, and a minimum pitch on the glass so rain runs off. We follow the maker's figures for your unit rather than a rule of thumb. If your existing kerb or roof falls short, we explain the options, such as raising the upstand or choosing a unit with built-in pitch.
Do you need scaffolding to fit a rooflight?
Not always. Single-storey roofs can often be reached safely with ladders, a tower or edge protection. Higher roofs, steep pitches and large units usually need scaffold or a mobile platform, and heavy glass may need a crane. We assess access from your photos or at the survey, and any scaffold or lifting cost is shown as its own line on the written quote.
