Coverage in and around Bridlington
Looking at a property near Bridlington but not quite in it? We work across YO16, YO15 and YO25 and outwards to Scarborough, Beverley and Hull. Give us the full postcode when you get in touch, because access, parking and the route for a large unit all depend on the exact street. Those details shape the quote for any job around Bridlington.
Already bought your unit?
Your unit or ours, the fitting standard is the same. For supply and fit we choose a sliding rooflight to suit the roof and price it with the installation. For fit-only we work with what you have, after confirming it arrived undamaged, that it matches the builder's opening, and that the upstand will sit at the height the maker asks for. Report any transit damage to the seller, as the product cover is theirs and the maker's. Our written guarantee applies to the fitting itself.
On the day, we cover
- Upstand checked for strength, square and level along its full length
- Clear run confirmed for the glass to slide over when open
- Frame fixed and weathered with the membrane dressed up the kerb
- Power and safety stops — We confirm the power supply and the safety features before fitting day.
- Weight and lifting — We plan the lift for a sliding rooflight before it is ordered.
From arrival to clean-up
On the day, you need to be in at the start and at the end. In between, the fitters get on with it. They will want the room below cleared where possible, a parking spot if you have one, and somewhere to set the unit down safely. After checking the opening and the upstand or flashing, they fix a sliding rooflight, seal it and finish the inside. Packaging and any old unit leave with them unless the quote says otherwise.
Planning and building rules in England
Replacing a rooflight in an English home is a controlled fitting: it has to be self-certified by a scheme-registered installer or notified to building control. We are not registered with a competent person scheme, so replacements we fit are notified with a building notice, and the new unit has to meet current energy limits. Adding a new one usually means a building regulations application, because joists or rafters are trimmed. On the planning side, most house rooflights are permitted development if they project 0.15 m or less; on a side slope the glass must be obscured and fixed unless the opening part is over 1.7 m above the floor.
Getting a price from photos
Each detail you send takes a question off our list. Photos inside and out show the opening and the ceiling. Rough measurements tell us the unit size. The roof covering tells us how it will be sealed in. Access notes tell us whether a tower or scaffold is needed. A product link, if you have one, lets us check it against the opening. Your postcode, YO16 or nearby, confirms travel.
Common questions in Bridlington
Can you remove and dispose of the old rooflight?
Yes. Taking out the old unit is part of any replacement job, and it leaves with the rest of the waste unless you ask to keep it. Old domes, glass and frames go through proper waste routes. If removal turns up a rotten kerb or damaged decking, we show you what we have found and agree the repair with you before going any further.
Will my new sliding rooflight leak?
A correctly fitted unit should not. Leaks usually trace back to the detail around the frame: an upstand that is too low, a membrane or flashing that is not dressed properly, sealant applied to a damp surface, or water ponding against the kerb. We fit to the maker's instructions and check each of those points. The fitting carries a written workmanship guarantee, with its terms set out on your quote.
Can you replace an old dome without redoing the whole roof?
Usually, yes. If the existing kerb is sound, level and tall enough, a new unit can often sit on it with a fresh seal to the roof covering. If the kerb is rotten or too low, we rebuild it and patch the covering around it rather than stripping the whole roof. This is checked at the survey and included in the written quote, so you know the full scope first.
Tell us your postcode, YO16 or close by, and what you want fitted. We will reply with the next steps and a quote.
