Areas around Oadby we cover
Covering Oadby means covering the people who live and work there, not a single postcode. We take on domestic and commercial jobs in LE2, LE18 and LE5, and are happy to quote further out in Evington and Wigston Magna. If your address sits between towns, tell us and we will confirm whether it falls in our normal area or needs travel set out separately on the quote.
Fit-only or supply and fit
Supply and fit tends to suit people who would rather not pick a unit from a catalogue. We look at the roof, the opening and how you use the room, then put a replacement rooflight on the quote that fits all three. Fit-only suits people who already know what they want, or have one on site. We are happy with either. The difference is who stands behind what: on fit-only, the maker or retailer covers the product, and our workmanship guarantee covers the installation.
Included in the work
- Kerb inspected for rot, height, level and fall once the old unit is off
- Building notice given to the council in England and Wales, with its fee on the quote
- Internal reveal made good where the old trim or plaster was damaged
- Energy rules for the new unit — We make sure the replacement meets the current energy limit, not just the old unit's performance.
- Dome to glass upgrades — We check that the opening and kerb suit a flat glass unit before quoting a dome-to-glass swap.
How a fitting day runs
Fitting days start with a look at the sky. If rain is due, the order of work changes so the roof is never left open to it. A typical day for a replacement rooflight runs like this: set up access, protect the room, open up the roof or prepare the existing kerb or frame, check sizes, fix, seal, then finish inside. On jobs that take more than a day, the opening is weather-sealed overnight. The last hour goes on tidying, waste removal and a walk-round with you.
Planning and building rules in England
Two sets of rules matter in England. Planning: a rooflight on a house is normally permitted development if it projects no more than 0.15 m and stays below the highest part of the roof, but flats, listed buildings and Article 4 areas need checking. Building regulations: new openings need approval for the structure and energy performance, and a replacement is a controlled fitting. We are not registered with a competent person scheme, so we notify replacements to building control with a building notice and put the council's fee on the quote.
Help us quote accurately
For fit-only work, the product details matter most: the link, the spec sheet, or a photo of the label on the box. Alongside that, send pictures of the roof and the ceiling below, approximate opening sizes, the type of roof covering, and how someone would get onto the roof. For supply and fit, the same photos and sizes do the job. Finish with your postcode, such as LE2.
Common questions in Oadby
Does a rooflight need building regulations approval?
A new opening usually needs building regulations approval. A replacement is a controlled fitting: it must be self-certified by an installer registered with a competent person scheme or notified to building control. We are not registered with a scheme, so replacements we fit are notified to building control with a building notice, and the council's fee is shown on your quote.
Can you remove and dispose of the old rooflight?
Yes. Taking out the old unit is part of any replacement job, and it leaves with the rest of the waste unless you ask to keep it. Old domes, glass and frames go through proper waste routes. If removal turns up a rotten kerb or damaged decking, we show you what we have found and agree the repair with you before going any further.
Do you need scaffolding to fit a rooflight?
Not always. Single-storey roofs can often be reached safely with ladders, a tower or edge protection. Higher roofs, steep pitches and large units usually need scaffold or a mobile platform, and heavy glass may need a crane. We assess access from your photos or at the survey, and any scaffold or lifting cost is shown as its own line on the written quote.
Tell us your postcode, LE2 or close by, and what you want fitted. We will reply with the next steps and a quote.
