Rooflight leak repairs in Oadby

Tell us what you are seeing: drips, stains on the ceiling, misting, a draught, or a rooflight that no longer closes tight. Photos help. From that we arrange a diagnostic visit in Oadby, with its cost agreed before booking. On site we check the sealant, the flashing or membrane upturn, the condensation channels and the glass. Then you get a straight answer and, if a repair is worth doing, a written quote for the rooflight leak repairs.

Rotten kerb section or roof membrane at the upstand repaired

Where our fitters travel

Distance is rarely the deciding factor. A roof in Evington, 1 mile from Oadby, gets the same survey, the same written quote and the same fitting process as one in LE2, LE18 and LE5. What changes the price is the job itself: size of unit, roof type, access and lifting. Wigston Magna, around 2 miles out, is treated the same way.

On the day, we cover

  • Inside check of stains, frame drainage channels and the reveal
  • Membrane splits at the upstand cut back and patched
  • Rotten kerb sections replaced where the timber has gone soft
  • Upstand height and condition — We measure the kerb and probe the timber for softness.
  • Warranty and who fitted it — We ask who fitted the rooflight and when before working on it.

How a repair visit goes

Expect the visit to be mostly looking and testing. Dust sheets go down below the rooflight. The fitter checks seals and glass from inside, then gets up on the roof by ladder or tower. Minor jobs such as clearing a blocked drainage channel can often be dealt with there and then. Bigger work, like new flashing or a replacement sealed unit, is measured up and priced in writing afterwards.

Do you need permission in Oadby?

Replacing a rooflight in an English home is a controlled fitting: it has to be self-certified by a scheme-registered installer or notified to building control. We are not registered with a competent person scheme, so replacements we fit are notified with a building notice, and the new unit has to meet current energy limits. Adding a new one usually means a building regulations application, because joists or rafters are trimmed. On the planning side, most house rooflights are permitted development if they project 0.15 m or less; on a side slope the glass must be obscured and fixed unless the opening part is over 1.7 m above the floor.

What to send us

Before booking a visit, send what you can: a photo of the ceiling or reveal where water shows, a photo of the rooflight from outside, the roof covering if you know it, and whether it is one rooflight or several. We use that to price the visit and to bring the right materials.

Common questions in Oadby

Is it condensation or a leak?

Condensation tends to appear on cold mornings, on the inner face of the glass, and runs down the frame. A leak usually follows rain or wind from a particular direction and often stains the ceiling around the opening. Blocked condensation channels can make the two look alike. Photos and a note of when it happens help us narrow it down before the visit.

Can you replace just the misted glass?

Often, yes. Misting between the panes means the sealed unit has failed, but the frame around it may be perfectly sound. Where the maker's design allows the glass to be changed, we measure the unit and fit a replacement, which costs less than a whole new rooflight. Where it does not, or the frame is also worn out, we explain why replacement is the better option.

Will resealing fix my leaking rooflight?

Sometimes. If the sealant has simply aged and the flashing, upstand and glass are sound, a careful reseal on a dry day can solve it. If the real problem is ponding water, a low upstand or a perished membrane, fresh sealant will only hide it for a while. We tell you which one you are dealing with before recommending any work, and quote the proper fix in writing.
