Guide ranges for supply & fit; building control notice fee extra in England and Wales. Your price is fixed in a written quote after we have seen photos or surveyed. Coverage in and around Ware
Jobs across SG12, SG13 and SG14 are part of our normal cover for Ware. We are not an office on the high street. Our fitting teams come out to the property from wherever they are working that week. Neighbouring places such as Hertford and Hoddesdon are covered on the same terms, so a house on the edge of town is no harder to book than one in the centre.
Buying your own, or letting us supply
Your unit or ours, the fitting standard is the same. For supply and fit we choose a replacement rooflight to suit the roof and price it with the installation. For fit-only we work with what you have, after confirming it arrived undamaged, that it matches the builder's opening, and that the upstand will sit at the height the maker asks for. Report any transit damage to the seller, as the product cover is theirs and the maker's. Our written guarantee applies to the fitting itself.
What the job includes
- Old rooflight or dome unscrewed, lifted out and taken away for disposal
- Kerb inspected for rot, height, level and fall once the old unit is off
- Building notice given to the council in England and Wales, with its fee on the quote
- Energy rules for the new unit — We make sure the replacement meets the current energy limit, not just the old unit's performance.
- Inside finishes — We check the condition of the plaster and trim around the opening from inside.
How a fitting day runs
On the day, you need to be in at the start and at the end. In between, the fitters get on with it. They will want the room below cleared where possible, a parking spot if you have one, and somewhere to set the unit down safely. After checking the opening and the upstand or flashing, they fix a replacement rooflight, seal it and finish the inside. Packaging and any old unit leave with them unless the quote says otherwise.
Planning and building rules in England
Two sets of rules matter in England. Planning: a rooflight on a house is normally permitted development if it projects no more than 0.15 m and stays below the highest part of the roof, but flats, listed buildings and Article 4 areas need checking. Building regulations: new openings need approval for the structure and energy performance, and a replacement is a controlled fitting. We are not registered with a competent person scheme, so we notify replacements to building control with a building notice and put the council's fee on the quote.
Before you get in touch
What we cannot see, we have to guess, and guesses make quotes wider. So the more you send, the tighter the price. Useful: shots from the roof or garden, shots from the room underneath, a rough width and length, the roof finish, any access problems, and the product page if you have already ordered. Add the property postcode around SG12 and we will come back with a quote or a survey date.
Common questions in Ware
Do you make good inside after fitting?
Yes, where the quote includes it. Internal finishing usually means lining the reveal with plasterboard, taping or skimming, and fitting trim where it meets the ceiling. Some people prefer their own plasterer or decorator to finish off, which is fine. The written quote spells out exactly where our work stops, so nobody is left guessing about who does what once the unit is in.
Do you need scaffolding to fit a rooflight?
Not always. Single-storey roofs can often be reached safely with ladders, a tower or edge protection. Higher roofs, steep pitches and large units usually need scaffold or a mobile platform, and heavy glass may need a crane. We assess access from your photos or at the survey, and any scaffold or lifting cost is shown as its own line on the written quote.
What is included in the price?
The written quote lists it line by line. Typically that covers fitting labour, fixings, sealants, membrane or flashing materials, any upstand work, internal finishing if agreed, and taking away the waste. For supply and fit, the unit itself is included too. Scaffold, lifting gear and any third-party fees, where needed, are shown separately so you can see what each part of the job costs.
Tell us your postcode, SG12 or close by, and what you want fitted. We will reply with the next steps and a quote.
