Rooflight replacement in County Armagh

A good share of rooflight replacement in County Armagh is replacement work. Older units go brittle or discoloured, sealed glass mists, and seals give up after years of sun and frost. Swapping the unit is often possible on the existing kerb, provided that kerb is sound, level and tall enough above the finished roof. Where it is not, we rebuild it. We cover the whole of County Armagh, across 8 postcode districts, with fitters travelling to each address.

Guide ranges for supply & fit; building control notice fee extra in England and Wales. Your price is fixed in a written quote after we have seen photos or surveyed. Towns we list in County Armagh

We work right across Northern Ireland, and County Armagh is covered on the same footing as everywhere else. There is no showroom or depot to visit. The survey happens at your property or, for fit-only jobs, from your photos. If your address is remote or reached by ferry, tell us early and we will confirm what arrangement is needed before quoting.

Included in the work

  • Kerb inspected for rot, height, level and fall once the old unit is off
  • Internal reveal made good where the old trim or plaster was damaged
  • Packers, an adaptor or a new insulated upstand where the old kerb falls short
  • Dome to glass upgrades — We check that the opening and kerb suit a flat glass unit before quoting a dome-to-glass swap.
  • Leaks that are not the rooflight — We look at the roof around the unit before blaming the rooflight.

Rules that apply in Northern Ireland

For a home in Northern Ireland, check planning first: rooflights are excluded from permitted development in conservation areas and within the curtilage of listed buildings, and elsewhere must keep 0.5 m clear of the ridge, eaves and verges. Then building control: a new opening alters the roof structure, so expect a building control application and confirm with your council, and the glazing must achieve WER Band C or 1.6 W/m²K. We check both for your address before quoting.

Common questions in County Armagh

Can you fit a rooflight in winter or when it is raining?

Yes, within limits. Cold is less of a problem than wet, because membranes, primers and sealants need a dry surface to bond. We plan fitting days around the forecast and may move a date if heavy rain is due. If the roof has to be opened up, it is not left overnight without a temporary weather seal, so the room below stays dry while the work is finished.

What is included in the price?

The written quote lists it line by line. Typically that covers fitting labour, fixings, sealants, membrane or flashing materials, any upstand work, internal finishing if agreed, and taking away the waste. For supply and fit, the unit itself is included too. Scaffold, lifting gear and any third-party fees, where needed, are shown separately so you can see what each part of the job costs.

Do you offer trade rates for builders and roofers?

We carry out subcontract fitting for builders, roofers, extension companies and commercial contractors. Pricing is per job or per schedule of units, agreed in writing before we start. We can work to your programme, fit on your upstand or build our own, and leave the opening ready for the next trade. Send drawings or a unit schedule and we will come back with a trade quote.
