Rooflight leak repairs in Doncaster

Leaks and misting around a rooflight tend to come from a short list of causes. Sealant that has cracked or pulled away. Flashing or membrane that has perished at the edges. Condensation channels blocked with dirt, so water backs up inside the frame. Ponding water lying against the kerb because the roof falls the wrong way. Or a sealed glass unit that has failed and misted between the panes. Our rooflight leak repairs visits in Doncaster work through these in turn, with the visit priced before booking.

Is your address covered?

Jobs across DN1, DN4 and DN2 are part of our normal cover for Doncaster. We are not an office on the high street. Our fitting teams come out to the property from wherever they are working that week. Neighbouring places such as Bentley and Adwick le Street are covered on the same terms, so a house on the edge of town is no harder to book than one in the centre.

Included in the work

  • Outside inspection of glass, frame, sealant, flashing and roof covering
  • Inside check of stains, frame drainage channels and the reveal
  • Failed sealant cut out, joints cleaned, dried and resealed
  • Age of the rooflight — We weigh the age and condition of the unit before recommending a repair.
  • Water lying against the kerb — We check whether rainwater sits against the upstand after it stops raining.

How a repair visit goes

On arrival we agree access and protect the floor. Then a methodical check: glass for misting or cracks, seals for gaps, the frame for movement, the upstand and roof covering for splits or water lying against the kerb. If the cause is obvious and minor, it can usually be sorted as part of the visit. If not, you have the evidence and a priced repair plan, and the choice is yours.

Regulations for Doncaster properties

England's rules in short: permitted development usually covers a rooflight on a house roof provided it doesn't stick out more than 0.15 m or rise above the ridge, though a listed building always needs consent and some streets have Article 4 directions. Building regulations apply to new openings, and replacements go through building control; as we are not registered with a competent person scheme, we use a building notice and show the fee on the quote. The energy limit for rooflights in existing homes is 2.2 W/m²K, and the 2026 Approved Document L, in force from 24 March 2027, keeps that figure.

What to send us

Photos help us price the visit. Send one of the stain or drip inside, one of the rooflight from outside if you can reach a safe viewpoint, and a note of when it leaks: in heavy rain, in wind, or all the time. Add the postcode, DN1 or similar, and how the roof is reached.

Common questions in Doncaster

Do you charge for a leak investigation in Doncaster?

Yes. Tracing a leak properly takes time on the roof, a close look at the frame and sometimes a water test, so the visit is charged. We confirm the price before you book, so there are no surprises. If a repair is needed beyond what can be done during the visit, it is quoted separately in writing and you decide whether to go ahead.

Should I repair or replace my old leaking rooflight?

It depends on the age and condition of the unit and what has failed. A single perished seal or a blocked channel is worth repairing. A brittle, discoloured dome, a rotten kerb, or several faults at once usually make replacement the better value. After the diagnostic visit we set out both options with prices, so you can decide with the full picture in front of you.

Will resealing fix my leaking rooflight?

Sometimes. If the sealant has simply aged and the flashing, upstand and glass are sound, a careful reseal on a dry day can solve it. If the real problem is ponding water, a low upstand or a perished membrane, fresh sealant will only hide it for a while. We tell you which one you are dealing with before recommending any work, and quote the proper fix in writing.
