Rooflight leak repairs in Northamptonshire

A good share of rooflight leak repairs in Northamptonshire is replacement work. Older units go brittle or discoloured, sealed glass mists, and seals give up after years of sun and frost. Swapping the unit is often possible on the existing kerb, provided that kerb is sound, level and tall enough above the finished roof. Where it is not, we rebuild it. We cover the whole of Northamptonshire, across 23 postcode districts, with fitters travelling to each address.

Towns we list in Northamptonshire

Northamptonshire is part of our normal coverage in England. Fitting teams travel out to the property, so a town-centre terrace and a house down a farm track are treated alike, as long as a fitter can get the unit to the roof safely. Dates are offered according to fitter availability, and the cost of travel is already in your written quote.

Included in the work

  • Outside inspection of glass, frame, sealant, flashing and roof covering
  • Controlled water test where it helps pin down the entry point
  • Membrane splits at the upstand cut back and patched
  • Upstand height and condition — We measure the kerb and probe the timber for softness.
  • Age of the rooflight — We weigh the age and condition of the unit before recommending a repair.

Rules that apply in England

Two sets of rules matter in England. Planning: a rooflight on a house is normally permitted development if it projects no more than 0.15 m and stays below the highest part of the roof, but flats, listed buildings and Article 4 areas need checking. Building regulations: new openings need approval for the structure and energy performance, and a replacement is a controlled fitting. We are not registered with a competent person scheme, so we notify replacements to building control with a building notice and put the council's fee on the quote.

Common questions in Northamptonshire

Will resealing fix my leaking rooflight?

Sometimes. If the sealant has simply aged and the flashing, upstand and glass are sound, a careful reseal on a dry day can solve it. If the real problem is ponding water, a low upstand or a perished membrane, fresh sealant will only hide it for a while. We tell you which one you are dealing with before recommending any work, and quote the proper fix in writing.

Should I repair or replace my old leaking rooflight?

It depends on the age and condition of the unit and what has failed. A single perished seal or a blocked channel is worth repairing. A brittle, discoloured dome, a rotten kerb, or several faults at once usually make replacement the better value. After the diagnostic visit we set out both options with prices, so you can decide with the full picture in front of you.

Can you replace just the misted glass?

Often, yes. Misting between the panes means the sealed unit has failed, but the frame around it may be perfectly sound. Where the maker's design allows the glass to be changed, we measure the unit and fit a replacement, which costs less than a whole new rooflight. Where it does not, or the frame is also worn out, we explain why replacement is the better option.
