Fit-only rooflight installation in Northamptonshire

No two rooflights in Northamptonshire cost exactly the same to fit, and a guide price only gets you so far. What moves it: the size and weight of the unit, whether a new opening is needed, the roof covering, scaffold or lifting needs, and how much internal finishing you want. We quote fit-only rooflight installation across Northamptonshire with each of those spelt out. Send photos for a first figure, or arrange a survey where the job calls for one.

Towns we list in Northamptonshire

We work right across England, and Northamptonshire is covered on the same footing as everywhere else. There is no showroom or depot to visit. The survey happens at your property or, for fit-only jobs, from your photos. If your address is remote or reached by ferry, tell us early and we will confirm what arrangement is needed before quoting.

Included in the work

  • Check of the delivered unit, glass, fixings pack and instructions before work starts
  • Opening and upstand measured against the maker's drawing, timber to timber
  • Opening tested where relevant, packaging taken away and paperwork handed back
  • Warranty conditions on your unit — We read the warranty terms that came with your rooflight before we fit it.
  • Upstand height above the roof — We measure how far the upstand stands above the finished roof surface, including any ballast or walkway.

Rules that apply in England

In England, a new rooflight opening generally needs building regulations approval because the roof structure is altered and the glazing must meet energy rules: 2.2 W/m²K for a rooflight in an existing home, or 1.4 W/m²K (or WER Band B) for a roof window. Planning is often not needed on a house: permitted development covers rooflights that stand no more than 0.15 m proud of the roof slope and sit below the highest part of the roof. Flats, listed buildings and areas with an Article 4 direction are different, so we check your address first.

Common questions in Northamptonshire

Can you remove and dispose of the old rooflight?

Yes. Taking out the old unit is part of any replacement job, and it leaves with the rest of the waste unless you ask to keep it. Old domes, glass and frames go through proper waste routes. If removal turns up a rotten kerb or damaged decking, we show you what we have found and agree the repair with you before going any further.

Do you need scaffolding to fit a rooflight?

Not always. Single-storey roofs can often be reached safely with ladders, a tower or edge protection. Higher roofs, steep pitches and large units usually need scaffold or a mobile platform, and heavy glass may need a crane. We assess access from your photos or at the survey, and any scaffold or lifting cost is shown as its own line on the written quote.

Can you fit a rooflight in winter or when it is raining?

Yes, within limits. Cold is less of a problem than wet, because membranes, primers and sealants need a dry surface to bond. We plan fitting days around the forecast and may move a date if heavy rain is due. If the roof has to be opened up, it is not left overnight without a temporary weather seal, so the room below stays dry while the work is finished.
